Agents That Don't Listen Lose Buyers

Two of my last buyer clients came to me through my websites.  They did not start their search with me.  They searched because they were unhappy with the agent they started working with.

Over the years I have ended up working with buyers that left their original agents.  The biggest complaint is that their agent did not listen to them.  They only gave properties in a higher price range or without wanted amenities or in areas not requested by the buyer.

We all get the buyer that wants what they cannot afford.  I'm not talking about that kind of buyer.  I'm talking about buyers that I listened to and found them a property they were very happy with. 

One of my most recent closings was for buyers of LaGrange real estate.  Their complaint was a bit different, but another one I hear a lot.  Their agent didn't call back and didn't seem very interested in their business.  These were first-time buyers that needed a little extra attention.  They called me from my website and we had a great rapport and they are now happy home owners.  I found them their mortgage company, inspector and attorney.  One of their comments at the closing table was how nice everyone was to them. 

I just wrote an accepted contract for more experienced buyers that were special since they were out-of-towners moving to Chicago.  They gave me a large amount of listings they wanted to see in one weekend visit.  They started out with another agent that did not listen to them and did not call them back in a timely manner.  They were even willing to give her another chance but when she never returned their call (and it was getting close to their trip in), they decided to make the switch to me.

Before they decided to work with me they were complimenting me on my informative website and blog.  But even with the compliments they were still considering staying with the other agent. 

I took them out and showed them places in Chicago and they ended up purchasing Forest Park real estate.  It was difficult trying to set up so many showings in a short time period.  The only good thing was many of the showings were new construction and some weren't built yet and those that were happened to be close in distance for the most part (many were in the same complex).

I did spend two entire days with them but I wrote up an accepted offer.  They were another fun and great couple that I know will remember me down the road.

So for those agents that work in the southwest area of Chicago and the suburbs, please continue to ignore your buyer's requests and don't keep up contact.  Maybe you're so swamped with buyers you can't handle any more (although I'd think you'd at least try to refer them out).  Whatever you're doing wrong, I'll keep scooping them up.  Thanks for the business!
