Collecting Good Articles to Help Get Price Reductions

I can sit there with factual information, thinking I'm getting through, only to be told that they want to list at $25,000 or more than my Comparative Market Analysis gave as market value. And when that happens, I walk away.
I'm starting to collect good articles and posts I've found regarding price. I had many in my Firefox Favorites but lost them when I cleaned up my computers. Some I still had saved were no longer on good urls.
So I'm starting again and will list a couple good articles I found:
- Marc Rasmussen wrote a good one on REW that sounds like a recent NAR article I read called "10 Tips to Pricing Your Home in a Down Market".
- Another good one was published in the Chicago Sun-Times online about "Living in denial about home's value" - read it here. It offers some real-life scenarios.
- You might have to register to read this (it's free), but this is another good one titled "A Reality Check for Home Sellers" from The New York Times online - here. This is to-the-point and relives the declining Boston condo market from 1989-1992 as an example.
- Here's one from Active Rain.
These are great articles that you could print-out and use as part of a listing (or pre-listing) presentation. Sometimes sellers need to hear it from someone else. You'd want to show them the author is not you. These articles are not very sympathetic - they tell it like it is!
