My New REW IDX

It's not quite finished yet as I need to add some more search features and more data in the Detailed Report, but I'm just giddy about my new REW custom IDX.  It's too soon to start appearing on the search engines for specific listings and I'm wondering how long it takes to get some of those new pages spidered and indexed.  I believe my page count has about doubled but I don't remember exactly how many were shown as being indexed before.

Fun With Snippets

I thought I needed to call Morgan to get a step-by-step guide to using snippets but one day when I had nothing going on I sat down and tried them out and found success.  I love being able to show all of the Orland Park homes for sale starting right on the Orland Park page.

I'm still working the snippets out and will create them for each city page.  Not only will it make my site more useful for prospects but it keeps me up-to-date on how many homes are available on any given day without having to look it up on my MLS. 

Getting A Lot of IDX Searchers

It was a bit slow for a while but all of a sudden I'm getting a lot of IDX search activity.  Which means I have to keep working on the follow-up e-mails to these searchers. 

A funny contact form I received was a complaint about how my old IDX search was much better and to please go back to that one.  The REW crew did a quick IDX search for me as my original VOW search was expiring.  So what was up on day one with REW was much more basic than what I have now.  And as mentioned above, I'm still not quite finished.

I'm excited to see how this feature will make my Cook County Real Estate website even more valuable to buyers and sellers of real estate in the Chicago suburbs

Good luck with your new IDX. I know mine has definitely brought a significant increase in traffic since I put it up a few months ago and once I get to working on my inbound links a bit more, I'm confident it will generate even more interest.

Roark, you should have the team turn on registration for you, THEN you will see a real different in prospects

I have forced registration after people see details of 3 house....I think that's what you're talking about, right? Do you think I should force registration from the get-go?

I force registration once they try to get the first detailed listing, but I think allowing them to see 3 detailed listings is a good choice, too.  Didn't even think about trying that.

I got 8 registrations today and have had a direct inquiry from one prospect that I've sent several e-mails to.  I'm off to Arizona tomorrow and am not sure about Internet as we're staying at a friend's house, although I'll figure something out (I'm sure he has it or I'll hook my laptop up to my phone).

I prefer up front vs the bait and switch method myself I think users do as well.

Force registration is definitely the way to get lots of leads.

Judy, don't change from your current set up, I agree with Morgan here. I have tried several different methods including registration after so many views (tried different numbers), registration with valid email address only by emailing the password so fake email addresses don't receive the password. But after testing these just a standard forced registration is the best in my opinion. It's funny Morgan suggested this to me to begin with but I had to try it my way first.

I'm not changing it.  In fact, my prior VOW required registration before they even saw any listings.  I like being able to give them a little information and make them register if they want the details.

Judy, your post (and ensuing comments) inspired me to change my registration and I think I'll be glad I did. Tell me, how do you follow up on your registration leads? I call the ones who leave valid numbers and put the others on a drip email (from Contact29.com) but I'm always open to learning from other successful agents about their approach

My old VOW was set-up with a follow-up mailing and I'm trying to emulate it with my REW lead management.  I get a lot of registrations but since our area and MLS is so large, I don't bother calling anyone outside of the specific area I work in.  I let the e-mails work on them and if they become interested buyers I'll refer them out.  Most of my Internet leads are for areas I don't work in.

I have to add one or more follow-up e-mails to the system and I set up what I currently have on the fly since it's new.

I'm about to launch my first REW IDX (have been using a third party IDX).  I currently let visitors see the details of 2 homes before I require registration. I am looking forward to playing with the REW IDX and seeing how it works out.

I'll check in with you after I launch and we can compare notes.
