This is What Happens When A Property Is Priced Correctly

My real estate partner meets a lot of people due to her bartending job in Orland Park, IL.  She met a guy a while back that Sue O'Halloran of Classic Realty Groupwas having a beer because his wife was shopping in the nearby Orland Park mall.  My partner, a friend I met in 6th grade, has a way with words and has no shame to admit she is a REALTOR and a bartender. 

She owned a couple of her own bars but sold her last one a couple years ago and went back into real estate.  Another REALTOR friend is part-owner of a popular restaurant/lounge and offered her a postion, which she gladly accepted.  She brings in the clients and I do most of the rest of the work.  She isn't computer literate but likes to sit open houses so we work well together.

So this guy actually calls us as his listing was about to expire with another brokerage.  The house is over an hour away from my home and I cussed my friend all the way.  I told her I would never go back to the property for any reason but would handle all of the computer stuff, marketing and offers.

Of course, their prior agent had them priced too high

The house was cute and was built in 2001 on a big lot.  It was well maintained but this little town isn't well-known and is so small there's not even a McDonald's in it.  So we got them to reduce their price.  They are building a new home so although they weren't in a super hurry they did need to sell and were being pro-active with us and continued taking reductions.

We finally got to a good price where showings picked up.  We got our first offer on Friday and I was called by another agent telling me she had a buyer that would probably write.  So we informed the unhappy agent with the first contract and told her we were waiting for the 2nd offer to come in.  We got a 2nd offer, but it was from a different buyer.  The other buyer did not want to get into a bidding war.

The sellers got over asking price - in today's market in a little town not many people know exists.  And that's because they were priced right!

Their parents are also building a new home near them and live in a very nice home in a more popular southwest Chicago suburb.  They have told us they will price their home aggressively.  My partner picked up the signed contract today and the parents were present.  She told them to get cleaning since we don't want to miss the spring market.  (Their house is clean but he is an antique collector and needs to pack up a lot of stuff).

When we went to the listing presentation we didn't know about their parents selling.  I didn't want to travel so far to list this but I'm glad I did.  Because of the location, the price is quite low compared to the areas we normally work in.  But with the parent's house in the mix, it will be well worth it.   You just never know!

Good job Judy. Pricing a property is so crucial, especially in a market like this. I always chuckle when I hear a homeowner or Realtor say, "it wasn't advertised enough" when they are explaining why a home didn't sell.
