The Lockport Townhome Seller I Almost Fired

I wrote a blog post about the Lockport townhome seller I sometimes wanted to fire, but didn't.  He was tough to handle.  He Victoria Crossing Lockport townhometold me he used to be a real estate agent but upon many talks with him he also said something about being an appraiser.  I'm not sure what he used to be.

He was loud and seemed to know the market better than I did, no matter how much factual data I sent him.  He did not believe we were truly in a recession.  I quickly learned how to talk to him (you had to agree most of the time but be firm when necessary).

While holding strong to his price for quite some time, he finally realized he had to start reducing.  There were showings but no offers.  At least he started lowering his price after holding out for so long.

I realized when he first listed his Victoria crossing townhome in Lockport that he wasn't truly motivated.  Yet he stuck with me and always thanked me for my updates and communication, even if he wouldn't listen to it or it didn't seem to sink in.

He wasn't that motivated when he received his first offer that was only $5,000 away from full price but he wouldn't budge.  I found out it was a timing issue with him.  I knew when he got closer to this timing issue he would get more motivated.  And he did.

He finally accepted an offer that was less than the first offer.  He has never said anything to me about how he should have accepted that other offer (although maybe he's upset with himself - I'm not sure). 

He was extremely happy at the closing table and ready to move on to the next chapter in his life (moving out of the country).  I stuck with him through thick and thin - and he stuck with me.  He even mentioned how I kept after him to reduce his price and he admitted that I was right.  He informed me that he would be moving back in a few years and that he'll give me a call when he's ready to buy again.

It was a long, sometimes very tough road trying to get his Lockport townhome sold.  It also shows me that price isn't always the main factor; timing can be very important to some sellers.  They want to sell but if it happens too quickly (even though this was not quick) they will step back. But we did it and I know he'll contact me again when he's ready to buy here again.
