Palos Park remains in the lead for the highest priced southwest suburb single family homes. It lost that lead in 2010, when Lemont took the top spot. That was a one year fluke and Palos Park once again reigns supreme. Below are the top four southwest suburbs price-wise for 2012: 1. Palos Park - average sale price $363,277 2. Lemont - average sale price $326,735 3. Frankfort - average sale price $319,676 4. Homer Glen - average sale price $299,476 What I find interesting about the above list i... Read Full Post

That's a lot of properties sold! MRED (Midwest Real Estate Data) is the MLS source for Northern IL real estate, and goes into some border towns of Wisconsin and Indiana. So far in 2012 over 21 billion dollars worth of real estate has been sold via our MLS, which used to be the largest in the nation. With some states trying to create statewide MLS's, like California, MRED has fallen on the list by size, but it still covers a lot of territory. I get a lot of inquiries from people that find my w... I was recently in Tampa, FL as my husband Jimmy Herter had a temporary gig with a popular 60's band, Herman's Hermits (only Peter Noone, the singer, is an original member). Jimmy traveled with the band for 3 weeks. The last leg of the tour was 5 days at Busch Gardens in Tampa. My 9 year old granddaughter and I took a trip to Tampa to see the band and have fun. The photo to the right is Peter Noone, me and Elle. The weather was nice in Tampa, as I was hoping it would be. The last day we were t... Read Full Post
I could have just asked for the past 29 days and included only February, but I always like to go back 30 days to see market activity. The pie chart below shows market activity for single family Homer Glen homes. There were 32 new listings in Homer Glen. Since only 5 listings expired and some of those might have relisted, there are still a good amount of new homes on the market. Some sellers are getting their homes on the market early this year and it's a good thing since buyers are definitely... Read Full Post
Condos have been hit hard in the southwest Chicago suburbs over the past few years. With FHA changes there are even fewer complexes that are FHA approved than there used to be. For a time period, banks were requiring a minimum of 10% down payments for condominium purchases with conventional financing. I am seeing 5% down recently. In some suburbs there are unbelievably low prices on distressed sales (short sales and foreclosures), in the $20,000's, $30,000's, $40,000's, etc. Sure, most of the... Read Full Post

We've been having some high temps in the Homer Glen/Orland Park area this winter, which is fine with me. I hate cold and snow and wish I were in my townhouse in Scottsdale, AZ right now, even though it's not really bad for January here in the Chicago suburbs. We've had record low snow this winter. Yippee! Last week we truly had some "balmy" weather for this time of year and as I drove home from some real estate home showings I was amazed at the sights I was seeing in Orland Park and Homer Gle... I like comparing Days on Market with the different towns I work in, especially since I have a newer "back yard" since my move to the Orland Park/Homer Glen area. Town Days on Market Frankfort 168 Homer Glen 183 Lemont 213 Lockport 179 Mokena 174 New Lenox 173 Orland Hills 137 Orland Park 154 Palos Heights 152 Palos Park 260 Tinley Park 148 I am a li... Halloween is my favorite holiday. I'm a day late here but I was busy yesterday! My day started out showing condos and I was hoping I wouldn't miss my Granddaughter's school parade at Goodings Grove School in Homer Glen. We made it in plenty of time and got to see all of the children's costumes. Then we went home and I was trying to find the big plastic witch's cauldron that I normally put the candy in (we had a lot of candy even though I had started eating it last week), but we couldn't find ...
