Ten questions you must ask a realtor

When it comes time to making one of the most important decisions in your life make sure you're not risking precious time and money. The key is knowing the right questions to ask when you are choosing a Realtor.
1. Do your past clients and other contacts refer your services to their families and friends on a regular basis? What percentage of your business comes from repeat and referral sources?
2. Can I get out of the listing agreement at any time if I am not happy with the service being provided? Without any penalties?
3. Since 80-90% of all homes are sold by another Realtor (i.e. they bring the buyer) and not by the listing Sales Rep., what will you do to encourage these sales people to show and sell my home?
4. What is my property going to sell for? What should it be listed at? How will you arrive at the price?
5. How long will it take to sell my property? How long of a listing period do you recommend?
6. Will you provide a professional looking feature sheet on my property?
7. Where will it be displayed?
8. What are the pros and cons to buyer brokerage? How does it affect me?
9. When selecting a Realtor, what criteria should I base my decision on?
10. What are my responsibilities (as a vendor)? What do you expect from me?

I agree with Ken here. Homeowners come to websites like this looking for value. I feel a list like this would be found to have little value to todays savy homeowners/buyers. Where's the beef!

I would thin you really should add questions that have some meat to them. Who cares about a flyer compared to how many listings have you sold in the last 90 days. Or how many listings do you currently have? or What is your average list price vs sales price? (way more important then the general question of what should we list my home at). or What percentage of your listings actually sell? These are the questions that most agents are afraid to answer, but a solid agent will welcome.
