"I started working fsbos back in early 2001 and found it immediately rewarding. Most potential buyers that I came across while working the program had no lender relationship established yet enabling me to create that relationship with them. This also consistently put myself into a position to refer my business to my agent friends when the situation warranted instead of relying on their referrals for my success.

While my loyalty was always to the sellers participating in my program first (meaning that I would never steer an interested buyer away from them), I found a way to work this program that actually was actually very "agent friendly". My first rule was to never tell anyone they don't need an agent. I often found that many did and prompted them in that direction when the time was appropriate. 

In 2003 I decided to teach this system to other loan originators and take the program national. This was the start of HomesByLender.com.

The "HBL" fsbo program teaches the mortgage originator to be proactive and work for his own purchase loan business instead of the traditional relying on agents for referrals. The orginators learn how to create relationships with private home sellers for the sole purpose of networking their mortgage financing services to both the buyers and the sellers themselves.

HBL does give the "by owner" seller additional exposure however is no subsitute for the MLS or real estate agency. While this is a for sale by owner system it is actually more of a mortgage marketing system. You will not see any anti-agent rhetoric on our site or coming from our members. We feel that most agents earn their commission and that a successful fsbo seller is never "saving" a commission, they are "earning" it also. 

Many of our originators work the system in conjunction with a few agents to assist with buyers that come through the program and the occasional seller that decides to hire an agent.  Many of our agent partners alert us of new fsbos while driving around and often contact them for us telling them about HBL. It has proven to be an easy way for them to approach a fsbo by letting the seller know that their lender has an excellent free tool for them to use.

The system has been a "win-win" for everyone involved. If you are an agent and your preferred lender is not taking advantage of a solid fsbo system, they should be. The rewards will benefit you both."
