Carrollton is a Hot Market right now!  With interest rates still low and expected rate increases, buyers and flocking to the North Dallas Area ready to take advantage of the low $/sq. ft on homes Carrollton and surrounding areas offer.  Carrollton is also experiencing a rapid growth in the New Construction Market.  Buyers are able to access price points in new townhomes/homes/condos that aren't availble in other ares of DFW.  The number one problem I'm confronted with as a buyer agent is there is not enough inventory on pre owned homes.  I have many buyers actively searching for homes but are limited on options.  I would encourage anyone who is thinking of selling in the Carrollton Real Estate Market to contact a local Carrollton realtor yesterday if they are wanting to make a transition into a new home.  Interest rates and demand will not be this strong forever.  I represent both buyers and sellers in the North Dallas Market.  From what I've experienced, a good majority of the homes that are listed are actually selling for more than the original list price, including foreclosures.  Let's talk about foreclosures for a moment.  I had one buyer looking in the $140,000 - $160,000 range.  I would say around 75 homes came up in the Carrollton area when I conducted search and almost 50% of those homes were foreclosures.  If you are a buyer looking to purchase in Carrollton, this presents some great opportunities.  Many of the homes that have been foreclosed need little if any repairs, and banks are offering properties at very competitive pricing.  The trick is getting their first and submitting offer before someone else finds your damond in the rough!  In summary, 2007 presents great opportunities for everone in the Carrollton Real Estate Market.
