A term that may be useful is REO. REO is an abbreviation for “real estate owned.” Typically, these homes have gone through the foreclosure process and are owned by the bank. Buying an REO is actually much simpler than one might think. An REO is a home, for some reason or another, was not able to attract a buyer during the foreclosure auction. The process of buying REO’s may be slightly different than buying other homes.
Before buying, thoroughly investigate the entire situation. Many buyers jump into an REO head first without seeing the big picture. It is true that an REO can generate a large profit, but there are some factors that may contribute to the profit of the home. Thoroughly investigate the home. If this means hiring an inspector, it may be worth the cost, as this can save you a fortune in the long run. There may be flood damage, structural damage or mold that is not visible immediately. Figure out the cost of the repairs and the amount of time it will take, as this may put a damper on the resale profit. Take a walk around the neighborhood. Ask neighbors questions about likes and dislikes of the area. They will be honest, as pertinent information about the neighborhood will be revealed. It is a good idea to have a knowledgeable Realtor on hand for the entire process, as he/she can assist with the process of purchasing the REO. This is extremely important, as a Realtor can walk a buyer through the finer points and may possibly even “sweeten” the deal. As most REO’s are sold “as is,” it is important to make sure that everything is in order before the purchase is made. A qualified REO specialist will do just that. Don’t walk into a trap of purchasing a home without any safeguards, or you may not be satisfied with your investment.
A great idea when purchasing a bank-owned home in Tampa is to interview and ask many Realtors what their experience level is when it comes to bank owned homes and foreclosures. A truly experienced REO specialist can easily save you $10,000 or more on your investment.
