MLS and its Value in Buying and Selling a Home

Many people are unaware of what MLS does and what it is. As a homeowner that is attempting to sell a home, it is a vital part of advertising the home. MLS is an abbreviation for Multiple Listing Service. The MLS provides access to Realtors all of the homes that are on the market. It is important to know that only Realtors can access the information on the MLS, though buyers and sellers alike can be provided with the same information, just not through MLS.
The benefits MLS can be the difference in time and money to a home seller, as well as a home buyer. Many home buyers are searching for a specific home in a specific area with attention to certain details (two bedrooms instead of three or two and a half bathrooms instead of two). The data that is entered into MLS is specific and detailed: Address, size in square footage, bedrooms, bathrooms, any changes or renovations, the school system, landscaping, and other pertinent details. Basically, every specific detail relating to a home can be found, including photos or a virtual tour. This can enable a real estate agent to locate exactly what the buyer is seeking without going through the trouble of visiting every home in the neighborhood. It also helps the seller by locating a buyer through a wider scope; the more agents that can see the listing, the more opportunity there is to find a buyer.
If you are selling your home, be sure that your Realtor uses MLS, as all homes are listed, unless specifically instructed not to be submitted. It has been known to happen on occasion when a Realtor will withhold the listing or delay it in order to sell the home personally. This can reduce the amount of offers and the actual price of the offers, as well as the length of time in selling the home. Most Realtors will not do this, but it has been known to occur. Make sure that your Realtor is doing everything he/she can to sell your home.
MLS is a vital tool for homebuyers, as well as home sellers. It can save time and money for the buyer and reduce the time of sale and can gain money by accruing multiple bidders for the seller. MLS is a Realtors’ tool that benefits the entire process.
