My name is Hector Lesende, Owner-Licensed Real Broker in Miami South Florida. I have been in business for over 15 years selling and investing in foreclosures. Currently the real estate market in Miami is very slow and there are more foreclosed properties available than ever before. We have real estate investors all other the United States and the world but there are now hesitant to invest. The recent wave of bank failures has left banks unwilling to lend to first time buyers and investors with no money down as they tighten their qualifying criteria. This change in down payment, income verification requirements, and increase in interest rates helped to end to the boom market that lasted for the past four years.

I feel the Miami Real Estate market will remain the same until 2009 making the rest of 2007 and all of 2008 a buyer’s market.  There are plenty of opportunities in real estate foreclosures but you have to be careful, do your homework and find the right property to invest in. In this market you have to be willing to rent the property for a while until you find a buyer.  The days of the quick flip for huge profits are gone. Search our Foreclosure and MLS list for listings in Miami-Dade and Broward counties including Miami Lakes, Coral Gables and Miami Beach. The time is now to buy and keep real estate in Miami.
