Alderman Ridge Subdivision - Palm Harbor, FL

Alderman Ridge in Palm Harbor is your typical family neighborhood with newer homes (built in the early 1990s), 3 and 4 bedrooms and 2 car garages.  Most people that live in this neighborhood have children due to the popular public schools in the area.  Within walking distance are Carwise Middle School and Highland Lakes Elementary, both highly rated schools in the area. 

Square footage of the homes range from 1500 - 1850 sq. ft. which was a typical build back in that time.  The builders did a great job with the modern open floor plans, high ceilings, and light and bright feel with lots of windows to let the Florida sunshine in.

Currently, there are two homes on the market and one sale pending.  There are been no closed sales yet this year as of late April 2007.  Last year, however, there were four sales and the homes ranged from 3 to 50 days on the market.  With the exception of one home, they all sold right at or very close to their asking prices which ranged from $279,900 to $325,000. The home that was sold below asking price was realtor owned.  Asking price was $325,000 and closed price was $247,000.  It was only on the market for 3 days. 

While Palm Harbor seems to be a little higher priced than some of the adjoining areas, it is still possible to get a good deal here if you are prepared to wait and shop the market a bit.  Finding a patient Palm Harbor Realtor is key!  We hope you will call us if you are in the market for a home in Palm Harbor.
