"Call Me I Want To BUY This Condo"

Got a lead tonight from a strange looking email address (well strange to me it said yahoo.ca).  The message said, "call me ASAP, I want to purchase this condo".  Sureeeee I thought.  Here we go again another bogus lead.  No one emails like that.  Most good leads start out with a question, a comment, and we talk and email and send listings and so on and maybe it turns into a sale -- not today, not next week, but maybe shortly down the road or in a month or two. 

Especially in this market, no one emails saying "where do I sign?".  Regardless, I immediately emailed back to say thank you and that someone would respond in the morning.  Well one of my trusty and hungry agents said, I'll call them right now.  After all, they emailed right now, what's to risk even if it is after 9:00 pm?" 

He just called me back all excited.  The couple was so happy to hear from him so quickly.  As it turns out they live in Canada and have been coming to Florida every year for years and decided that this time when they come, they want their own place to come to.  My associate is going over to the condo tomorrow to take pictures, draw up the contract, and present the offer -- a CASH offer.  Imagine that!

I'm so happy for him.  Things are tough right now, it's a trying time for everyone.  But look, this is a really good sign -- especially if you sell real estate in Florida.  Winter is coming...condo season is here...and people are going to buy.  Now is a great time to buy real estate in Florida; these people are smart.  Many choices exist and prices have come down. 

The market will improve for us and for you, just hang in there!

We had a similar situation with an attorney from Atlanta. She called one evening and wanted to put an offer on a home the next morning for her mother who lived here locally. I never did meet her or talk to her again after that morning because it was a mail away, but it was the strangest, easiest transaction ever.

That's great! Happened to me about 3 months ago - phone call @ 11PM w/ a message that said, "I want to buy this." Called them back @ 11:30PM and contracted them @ $1.05m!
