Okay Tampa Buyers, You Can Come Back Now

n and condition are almost equally important but in today's market it's all about the price. Earlier this year, many sellers tried to test the waters and see if they could get their inflated price. Well as you can imagine, it didn't work and many of them have either taken their homes off the market or decided to rent instead. A few lucky ones sold, but it's no secret that the numbers are down this year from last. Many stubborn homeowner's held on so tight to their price that they made themselves frustrated or even sick, tried to blame their real estate agent, or even worse, fired them and moved on to another agent where the story repeated itself. Some homes have even gone to foreclosure including one of our previous listings where the homeowner refused to listen to us about lowering their price. Had he taken the two offers we presented him with, he would not have lost the home.
So, as we are approaching the end of 2007, what are we seeing now? No, of course, not the "Poor Farm" - it's just a great shot! But, from my personal experience I am seeing educated and tired sellers. I am also seeing realistic sellers, who if they don't have to sell their home, they simply take it off the market and sit tight. I am also seeing smart sellers who take a reasonably low offer and try to work it. One of my listings that I have in Tampa went under contract last week for a price that even I was surprised to see. I sold this home to these customers when they relocated to Tampa in 2005. They were very lucky to have hired me :-) and got the home at a great price which allowed them to take somewhat of a hit and still be smiling now. They did, however, put some money into the home - and it looked outstanding. So when this offer came in I didn't get too excited. It was well under what I thought they could live with. But, THEY TOOK IT. THEY DIDN'T EVEN COUNTER. And, they are happy. They needed to sell their home due to a job transfer, so sitting tight was not an option. Additionally, earlier this week, one of my agents took a lady out that was looking for a modest home. She is a cash buyer - the best kind of buyer there is. She made an offer on a home listed at $199k at $185k. Again, offer happily accepted - no counter. Sellers are getting the message. If they need to sell, they know what they have to do, and they are finally doing it. So, Tampa Bay buyers you can come back now, there's nothing to fear. We have some great deals for you. It would be great if you could have some of your sellers call mine! Kidding, many of our sellers here in East Tennessee have been plagued with the unfortunate circumstances of having to sell a home that they bought at the peak of the boom. Especially the investors who bought into the overnight luxury cabins. We are still in somewhat of a stalemate but I suspect that will change over the next 4-6 months....
