Florida's Population Growth

The Florida Association of Realtors published some interesting stats today. They say that according to economist Hank Fishkind, Florida's population growth will grow next year (2007) by 325,000 people. (The U.S Census Bureau latest estimate for total population in Florida stands at roughly 18 million people.) Recorded statistics from the years 2000 to 2006 average an additional 350,000 people per year are added to the Florida population. New births are included in those figures but only account for about 47,000. That means that approximately 300,000 come from other states and countries. More importantly though the Census Bureau data reveals that Florida will rank third in terms of population in 2010. That's only a few years away!
The article went on to say that since Florida is such a haven for retirees there might be an additional rise in population growth. The Census also indicates that 3.8 million new residents would be added if just 5 percent of the nation’s 76 million baby boomers choose to spend their golden years in the
This is quite likely to happen. Baby boomers from New York, New Jersey, Ohio, and Pennsylvania may very well decide to move to Florida as they approach their retirement years. Many of them may have wanted to sooner to escape the cold snowy weather up north but for career and family reasons, they may have had to put their relocation plans on hold.
What do you think this will do to our Florida property values? The condo market? Hence, another good reason to buy now. Price are low because the demand is less and the supply is high. By the year 2010 demand will be high, and prices are going to rise in the popular areas like Tampa, Orlando, Sarasota and Miami. You don't have to be an economist to know that.
