Tampa Bay sellers are on board.  The painful buyer's market (well painful for the sellers) has taught us all a lesson.  Price matters.  Price really matters today.  Location and condition are almost equally important but in today's market it's all about the price.  Earlier this year, many sellers tried to test the waters and see if they could get their inflated price.  Well as you can imagine, it didn't work and many of them have either taken their homes off the market or decided to rent instead.  A few lucky ones sold, but it's no secret that the numbers are down this year from last.  Many stubborn homeowner's held on so tight to their price that they made themselves frustrated or even sick, tried to blame their real estate agent, or even worse, fired…

When most people think of Pasco County, they imagine smaller older homes at huge discounts along the west coast of the county, and wide open rural areas more inland.  But there's way more to Pasco County than that.  In fact, Pasco County over the past few years has entered the luxury market.

Buying a luxury home in Pasco County takes on a new meaning of luxury.  For the same price as a luxury home in South Tampa, you just might be able to add on a waterfront view or a few acres of land.  For example, resale homes in Gulf Harbors in New Port Richey have gulf access for approximately $1.1 million.  Another subdivision called Harbor Colony is building new homes for the same price and again with gulf access.

Things have changed a lot in Pinellas County relating to homes prices.  I'm sure that this same story could be told in many other areas of the country, but Pinellas County is special and many people - just a few years ago - were thinking that they would never be able to buy a home here.  The fact is that homes prices were rising so high that people started looking toward Pasco County and Hernando County for new construction and better home values in existing homes.  Now, there's nothing wrong with Pasco or Hernando County, and there are some great deals to be had there.  But if you work in some of the more employable areas like Clearwater or Tampa, drive time to and from work may be a little more than most people want to deal with.

Got a lead tonight from a strange looking email address (well strange to me it said yahoo.ca).  The message said, "call me ASAP, I want to purchase this condo".  Sureeeee I thought.  Here we go again another bogus lead.  No one emails like that.  Most good leads start out with a question, a comment, and we talk and email and send listings and so on and maybe it turns into a sale -- not today, not next week, but maybe shortly down the road or in a month or two. 

Especially in this market, no one emails saying "where do I sign?".  Regardless, I immediately emailed back to say thank you and that someone would respond in the morning.  Well one of my trusty and hungry agents said, I'll call them right now.  After all, they emailed right now, what's to risk…
