Tampa Bay Flat Fee MLS

There are many options when selling your home.  One of which is Flat Fee MLS Home selling.  That's what this blog will attempt to explain.  Comparing the options between FSBO, Flat Fee MLS, and Full Service will better equip you to determine which plan is best for you.

So what's this Tampa Bay Flat Fee MLS service all about?

Basically for a small administrative fee paid to a real estate agent, they list your home on the MLS and Realtor.com for a certain amount of time.  Depending on the fee paid, there may be more or less Internet advertising included in the price. You will be required to pay a real estate commission to the agent that brings the buyer, unless of course you sell the home yourself to an individual who is not represented.  You should expect the listing agent  to sit down and counsel you on setting the selling price, the selling process, and give you some tips on getting your home sold.  Knowing the difference between Flat Fee vs. Full Service is important to you as a seller as it can make all the difference in the world in getting your home sold.  Ask for a complete explanation of what the listing agent offers in their full service program, you may decide to opt in for the full service program depending on your needs.  Some agents take the photographs while other require you to photograph the home.  Remember high quality photographs and well written descriptions are paramount for the proper presentation of your home.  Do the best job you can with these two items.

Why would someone choose flat fee MLS?

Quite frankly if you have the perfect home in an excellent location and you price your home under what other perfect homes are selling for, you probably don't need a real estate agent  - and being in the MLS will sell your home.  Since there are so many homes on the market today, you definitely need the MLS.  You need realtor.com as well and probably a few other well known advertising medias.  Selling a home FSBO without the advantage of these two online systems in this strong buyer's market right now it most likely a waste of time.  But, surely the main reason why people are interested in this option is to save money.  Saving money is the goal, but that may not be the ultimate outcome.  Be sure that you are available to show the home, provide some form of additional advertising, price the home competitively, and negotiate fairly.

Why would a real estate agent want to do flat fee home selling?

Well, there really aren't many "perfect" homes and most real estate agents really do believe you need us to get your home sold.  We know that there are a small percentage of people out there that are perfectly able to sell their own home.  They know a lot about real estate, negotation, contracts, etc. and also know how to keep themselves out of trouble.  If that is you, then flat fee MLS might be right for you.  There's also the people who might want to try their hand at it for six months and see if they can make it happen.  If it doesn't, they may be ready to opt in for the full service program.  Aside from all this - real estates agents will pick up some extra buyers while they advertise a Flat Fee MLS program which will help them to get their listings sold or keep busy selling other houses.  So, as you can see, there is a good reason for both sides to consider this - and one being - for you to save money.   And, of course the other reason is the real estate agent gains some extra exposure in a saturated home selling market.
