Brigham City Utah Real Estate Market Report - September 30th 2009

There are currently 38 homes under contract in Brigham City Utah as of September 30th 2009. The average price for homes under contract is $136,507, with the average days on the market being 58. The high price is $199,900 and the low price is $53,000. 

Based on homes in Brigham City UT under contract, the market under $200,000 is going to continue to be a competitive market. Homes for sale in Brigham City that are over $200,000 are not doing so well, and it looks like those homes are struggling to sell like most homes in Utah.

In the first 3 quarters of 2009, Brigham City had 107 total homes sold, with an average sold price of $146,695 and the high being $273,000 with a low of $67,000.  The average days on the market for these homes sold was 90 days.

The Brigham City real estate market is showing signs of activity because of the first time home buyer tax credit. When the credit expires on November 30th, it's going to be interesting to see how the market fairs. I can see the market taking a dip in sales in the last quarter of 2009, and the first quarter of 2010.  With no government aid for the higher end homes above $200,000, I see those homes continuing to struggle to sell for the better part of 2010.
