The first thing you think of when you hear or read the word Woodstock is the Woodstock Festival of 69 right? Despite the name connection, the actual concert was held 43 miles away from Woodstock New York in our neighboring Sullivan County in the town of Bethel. This being said, there is no shortage of culture in Woodstock. The 1903 Byrdcliffe art colony is the oldest Arts & Crafts colony in America. The movement brought artists to Woodstock to teach the art of furniture, ceramics, metal works, weaving and went on to start Woodstock's first painting school. Woodstock will be forever changed thanks to the cultural contributions of the Byrdcliffe Colony.

Today Woodstock is still one of the most popular destinations for artists and craftspeople of all types. What makes it different today is that it also attracts business people, farmers, tradespeople and others who look to escape urban life without sacrificing culture. The town has transformed into a economic growth center while hold true to its artist roots. The boom of local business fuels the economic health of the town providing the base needed to keep Woodstock open to the many tourists and part timers that are enchanted by its artistic charm. The result of the perfect synergy of culture and business is the flow over into the Woodstock New York Real Estate market (the purpose of my post).

In 2006, 109 homes were sold at an average price of $448,447 with the median just around $368,000. Homes as low as $152,500 were sold with the most expensive being $1,800,000 proving that Woodstock New York real estate is affordable to everyone. The in-town properties are usually offered at a premium unless you are lucky enough to find one in disrepair. As you move into the outskirts of Woodstock, you will find a blend of expensive exclusive private homes both historic and contemporary. In addition, it is possible to find the hidden gem that needs a little TLC about 5 to 10 minutes outside of town. The side streets have the middle range income properties offering great value to home buyers looking to get into Woodstock.

My husband is in a 60's British Rock band and will be playing a private event near Woodstock in a couple of months. I'd love to go but it's only a one-niter as they have to return home for another gig the next day. I'll have to get there someday! Great post.
