Naked Real Estate
Here in Upstate New York we enjoy a niche market consisting of New York City residents looking to escape city life and enjoy a little of what country living has to offer. Along with the extra acreage, privacy, views and water features comes one other requirement of our city buyers, a feature I refer to as the naked factor.
The naked factor refers to either the entire property or a portion of the property being secluded enough to be comfortably naked outside. I don't understand it completely but have learned to adapt my sales style to it as it represents a high-end portion of our market. After all, it has to be relatively easy to identify this requirement in a property, right? My first stab at demonstrating my ability to find naked properties came as I was showing a high end property and half jokingly (and nervously) referred to a specific area as being perfect for nakedness. To my suprise the only objection raised by the customer was that she prefferred another area over the one that I chose as being a naked area. I couldn't believe this, was this something the entire real estate industry knew but me? Was there a continuing education course on it and I missed it?
Later that month, I was listening to an agent tell a story about one of her showings. In this case it was a showing where both the listing agent and the buyers agent had to be present (we do buyer agency in NY). At the showing, the listing agent (female) was taking the buyers and buyer's agent through the property directing them towards a natural pool in the rear of the property when the topic of the naked factor arose. The listing agent with lots of enthusiasim described this natural pool as being a "naked area." To prove her point, the listing agent stripped off all her close in front of the buyer (that she just met) and dove in.
Does anyone else have any experience with the naked factor?
