Payson,AZ Rental Market Is Heating Up Along With The Weather.
Rentals are always slow between Thanksgiving and Christmas, but this year they were FROZEN! We ran "Holiday Specials" for many Owners- didn't make a bit of difference.
But now we are in February, the weather is REALLY unseasonably warm (high 60s today, and barely freezing tonight), and the rental market is just as warm. I signed several leases in January, I signed a lease yesterday, one today, have one for tomorrow and another for Monday, AND we have many rental applications to process.

Yes, parts of Arizona DO get snow! At 5,000 ft elevation, Payson gets several snow falls a year, usually only a few inches. Snow has been forecast several times lately, but all we have gotten is rain. They are predicting snow again for Sunday, Monday, Tuesday, AND Wednesday. So we'll see. I'm really hoping for a White Christmas!

August 15th through the 17th brings the "World's Oldest Continuous Rodeo" to Payson, AZ. This is the 124th year for the Rodeo, held on the 3rd weekend in August. Here is a list of events and times. The Rodeo is held at the Payson Event Center, South of town, across the Beeline Hwy (Hwy 87, the highway which comes North from Phoenix) from the Mazatzal Casino. The Casino, if you don't know, is located just South of Payson on the Tonto Apache Reservation.
The Rodeo Parade will be held on Main Street, Saturday morning (the 16th), starting from Green Valley Park at 9am, and ending at the Sawmill Crossing shopping center.

Many home owners are finding that in today's market they either can't find a buyer AT ALL for their house, or that they will have to bring their price WAY down to attract a buyer. If the Owners are living in the house currently they may have to just stay put until the market changes.
In our area, however, (Payson, AZ, a small town North of Phoenix) there are a large number of vacation/second homes or otherwise unoccupied homes. Some were bought as investments and not sold before the market changed, some belong to people who HAD to move for various reasons. These people are coming to us to rent out their house.
The only honest answer to "can you rent my house for me?" is MAYBE.

I LOVE storms! This is a great time of year to live in Payson if you like storms. Almost every afternoon the clouds build on the horizon and start moving in. We've gotten a storm every couple of days for most of the month. Lightning flashes and thunder booms, And that lovely rain...
The Payson area has lost a lot of Pine trees to the drought and bark beetles. This year we are AHEAD of the 30 year average for precipitation. Maybe the weather cycle is turning!

I checked the sold price versus the asking price, the following is the percentage of the asking price for which the house actually sold
-Payson NE 82%
-Payson NW 90%
-Payson SE 87%
-Payson SW 97%
When the market was better the percentages were much higher. Even though prices have not dropped a lot in Payson, the homes are selling for a good bit under the asking price.
