Payson North Listing- What A Great Area In Payson, AZ.

We just listed a home in Payson North subdivision,in the town of Payson. Payson is a small town about 1 to 1 1/2 hrs drive North of the Phoenix area. It has a mild, four-season climate. Phoenix is supposed to be 100 degrees today, we are high 80's. The air is clear, the traffic is (relatively) light, the pace of life is relaxed.

Payson North is one of the original "nice" neighborhoods in Payson. There can be found there everything from older, single-wide mobile  homes to newer manuafactured homes to nice, large site-built homes. Most all of the properties, even the older ones, are well maintained and kept up. It is a desirable neighborhood for renters. Come Visit- But Don't Burn Us Up!

Hi, from Payson, Arizona.

I have a long list of things that are great about Payson, but one thing that ISN'T great is fire danger. And this is the season. This time of year we watch for smoke, we sniff for smoke, and we dread smoke. We also start thinking about what to take if we get evacuated when a fire gets close. Our conclusion: take personal items we can't replace.

Some fires are lightning-caused, but all too many are caused by people. One of the worst fires in Arizona was caused by people who ignored the "Forest Closed" signs, went in anyway, got lost, got dehyrated, and started a fire ON PURPOSE to signal for a rescue. That fire burned a large part of the Heber/Overgaard area. Folks around there wore T-shirts after that read "I survived the…

Inventory Climbing- Payson AZ Update

Hi, from Payson! Wow! Sellers think the summer is going to be a better market! Or at least they are HOPING so.

In the town of Payson there are currently 358 homes (site-built, manufactured, modular or kit, NOT mobiles) on the market active. Prices are NOT going down.

By contrast, only 212 homes in those categories have sold in Payson, SINCE JAN 1st!

Considering An Unpopular Option

Hi, from Payson, Arizona!

We own our own real estate office in Payson, which is a very small town about 90 miles north of the Phoenix area. There are a lot of homes for sale here, inventory is increasing, prices are staying fairly steady and are comparable to prices in Phoenix. We manage about 70 rentals, as well as sales, BUT the sales are really slow right now. We are known more for rentals than for sales, and we are looking for a way to attract more listings to our office.

The Little Cabin In The Woods By The Lake

Hi from Payson, Arizona! We get the calls all the time. People are thinking about moving to Payson, and they want us to find them the perfect property. As we talk we hear the same story- what they want is the little cabin in the woods, on acreage, near a lake or with a creek, no neighbors real close. And the REAL kicker is that  they want it for $100,000! (A few years ago they wanted it for $50,000.) Now possibly back east one CAN find a cabin, out by itself, for a reasonable price. But Payson is surrounded by National Forest. We have a county map up on our office wall just to show people. Almost all of the map is green (representing government land) with a few little spots of white, the largest of which (still pretty small) is Payson.

Putting The Cart Before The Horse, Selling AND Buying

We've been in RE for almost 40 yrs between my husband and I, and we know what to tell Sellers who are wanting to sell one house and buy another.

-Get the house you're selling on the market, Sellers for the house you're wanting to buy will probably NOT take a contingency on yours selling. Don't start looking too soon. Don't put the cart before the horse.

Of course we don't always listen to our own advice...

We bought a house in Payson, AZ right before the market started climbing almost straight up. We bought it as a fixer-upper to live in while we still had our two teenage sons at home. Should I Rent Out Or Sell?

Because the real estate market is changing some owners are nervous that they won't get their price if they sell now. We handle both sales and rentals, and we find ourselves advising people of the pros and cons of renting out vs. selling. There are many things to consider, one that owners might not think of is how emotionally attached are they to the property.

An owner will almost certainly NOT get a property back in the shape it was, no matter how good the tenants have been. Does the owner have carpeting that they picked out and ordered special? Are there handmade touches that might accidently be destroyed? Have they done custom faux finishes on the walls? Did they nurse the grass along or put in a perennial garden that comes back…

How Many People Actually Read These?

I've looked around the site a bit. Is it mostly people who have these here who read each other's posts? It's interesting to read about other people's real estate area. Here's mine:

We (my husband and I) own a small office in Payson, AZ. Now most of the people who live in Arizona DON'T KNOW where Payson is (that's ok, I tell people the terrorists can't find us either). We are in the central mountains, 5000 ft elevation, which means we have pine trees, cooler temperatures, and even a little snow. At the same time, we are easy driving distance to the Phoenix area.

Real Estate prices here tend to be a litle higher than Phoenix metro. We are surrounded by National Forest, so we can't expand outward the way they are. Keeps values up. Agents here are pricing…
