Once in awhile the Owners do everything right!

We just listed a beautiful house for sale here in Payson, AZ. We sold them this home in 2005. It was built in 1989, and was somewhat dated, but had "good bones". The Owners did a great job of modernizing it (they have excellent taste), removing some architectural details which were very '80s, updating the kitchen with appliances and a skylight with tract lighting, lovely laminate, modern carpeting, custom paint and blinds. Unfortunately they can't stay in Payson. So they called about listing the home for sale.
Now the housing market may not be as bad in Payson as in some areas, but Buyers are rather scarce on the ground right now. The good news is that more homes have sold in their subdivision (Alpine Heights) this year than in a lot of Payson area, the fairly high range of homes with views are selling better than the lower cost homes. I advised the Owners to get an appraisal, to pin down the value AND to advertise that to prospective Buyers. AND you know what? They listened, AND they did it!
The house appraised (November 2007) for $430,000. AND wonder of wonders, instead of saying "wow, I can get that much!" the Owners said "We want to list it for less, we know the holidays aren't the best time to sell", So we listed it for $389,900. This will give the Owners a modest profit on their investment, and it will give a very good buy to a purchaser.
The house is 4 bedroom, 3 bath, 2 story, garage, carport, VIEWS to forever.
And the Owners left enough furniture in it to look great (as I said, they have excellent taste) but not a bit cluttered. They had the steps repainted, everything is in tip-top shape. They are making my job easy.
The bad news is, of course, that there just aren't a lot of Buyers around right now. Payson is one of those towns that people have been moving to when they want to get out of Southern California, when they want out of the Phoenix area, when they want somewhere warmer than "back East" but not the hot desert. We are 90 miles or so from the Phoenix metro area, but we are at 5,000 ft. elevation, and have clear skies, more rain, a little snow, and much cooler summers. We also have pine trees and mountains and wonderful views (this house has fantastic views of the Mogollan Rim from the deck and the living room). People still want to move here, but if they can't sell their home where they are moving FROM, then they can't move TO Payson. An agent showed the house this week and I called her for feedback. She said they LOVED the house, BUT they haven't even listed their home for sale yet. That's how hungry agents are right now for Buyers.
This is, however, a very nice home at a very good price. The right person WILL come around.

I noticed you have the home listed here http://www.realestatewebmasters.com/blogs/lprest/listings/6/ but there are no photo's or amenities listed - would love to see the great job your clients have done - is a photo shoot in the works?

Its nice to get those sellers that have a realistic handle on the market. Wish we had more of those here.
We are looking top locate in Payson in 2010' when my wife retires. We would like to purchase a Manuf.Home lot in a nice area in Payson,Star Valley or Pine under $ 65,000. SO WHEN READY WE CAN GROUND-SET A GREAT HOME.Of course we would like to purchase a home now but can't afford two mortages. If anything fits our need please contact me.Thank you.
There are a few bargains in Payson now, but under $65,000 is either going to be a "fixer-upper", an older single wide mobile, or in a not-so-great neighborhood. A city lot, alone, with no home on it goes close to $60,000. There are some places for under $100,000 which are in reasonable areas.

Good for you getting the listing with a realistic client! Unfortunately many sellers in our area desire to list ABOVE appraisal (needless to say we have enough inventory to last us a few years!)
