Below is a November 2009 Sarasota real estate market update. I pulled this information from the Mid-Florida MLS for all of Sarasota county.

• 635 properties sold
• 420 single family sarasota houses sold
• 215 condos, villas and townhouses sold
• Median home price - $139,500
• Average home price - $239,342
• Highest sales price - $9,900,000
• Lowest sales price - $23,600
• Average days on market - 177
• Median days on market - 75

These numbers are skewed a little bit. As you can see there is a $9,900,000 sale. Also, Sarasota county runs down to North Port and Port Charlotte. When most people consider Sarasota they want to live on the north side of the county near the…

Last week a big sale occured on Casey Key. 1588 North Casey Key road sold for $9,900,000. It had a list price of $11,500,000. This stunning beachfront home had 5 bedrooms, 6 bathrooms, 2 half bathrooms and 7,760 square feet. It was located on the coveted north end of Casey Key where all of the big estates reside. Even Stephen King has his winter residence there. This home sat on a 97,779 square foot lot which is just over 2 acres. It looks like a nice spread. I would have bought it but it was just a wee bit out of my budget. ;-)

There was an article in the Sarasota Herald Tribune this morning titled - October home sales up 50 percent in Sarasota-Bradenton market. You can read it here.

Highlights of the article include:

• During October, buyers in the Sarasota-Bradenton market feasted on distressed properties and other homes that had undergone big price cuts, driving sales up 50 percent.
• Fearing the $8,000 tax credit for first-time purchasers would expire at the end of November, buyers raced to close on homes in Sarasota-Bradenton.
• Prices suffered in all the activity, though the median in Sarasota-Bradenton remains $10,500, or 7.3 percent, above the low point of 2009 -- a median of $144,000 in February.
