Sarasota, Florida Market Update

We are starting to hear more and more positive news of the Sarasota, Florida real estate market. On Tuesday the Sarasota Herald Tribunes headline read "Pending home sales rose in March" and in todays newspaper the headline is "Low home prices spur return to bidding wars." I love to see the positive news. It is a breath of fresh air from all of the negative doom and gloom reporting. Many are seeing a light at the end of the tunnel in the Sarasota real estate market. Only time will tell if we are headed for better times or if that light in the tunnel is on an oncoming train.

Currently, we have almost 2,500 single family homes under contract in the Sarasota and Manatee counties. For the same area there are nearly 750 condos under contract as well. As prices have declined sales have increased. Closings from January 1, 2009 to April 30, 2009 exceeded sales for the same time period in 2008. Hopefully, the economy is moving towards better times. Assuming there are no further foreclosure waves if the economy continues to improve I think the bottom is here or near.

With all of that being said this is no time for sellers to dig their heals in the dirt and be stubborn. It is still a buyers market. Buyers are driving the car and that won't change for awhile. Sellers need to remember that proper pricing is critical to a successful sales.
