Marin County Property Taxes – Don’t Fret, Reassess!

Within the last several weeks, Marin County property owners have received their annual Secured Tax Statement outlining the taxes due on their real property in Marin County, California.     In Marin County, these property taxes represent 1% of the homes assessed value plus any special bonds, fees or other miscellaneous charges.    Each year, the increase in the property tax rate is capped at 2%.

Traditionally, the value of a home is assessed when there is a change of ownership.     What this means is that recent homebuyers who purchased Marin real estate during the height of the market may be in a position where the assessed value of their home (and their tax bill) is actually higher than the current market value of their home.

The good news is that recent homebuyers who believe the current value of their home is less than the assessed value can petition for a reassessment, and a potentially lower tax bill.

To request a reassessment, you must submit a brief Request for Reassessment form to Marin County's Office of the Assessor-Recorder.    This 1-page form, which must be filed between July 2 and November 30, enables you to request an appeal with the Marin Count Assessment Appeals Board.  The form is very easy to fill out and requires basic information including:
  • Property owners name,
  • Property address,
  • Property type,
  • Assessed value and owners opinion of current market value,
  • Comparable properties which support the lower valuation

Once this brief form is completed, it can be mailed to the Assessor / Recorders office at the Marin Civic Center.     The address for mailing the application is:

Joan C. Thayer, Assessor / Recorder
P.O. Box C
San Rafael, CA 94913-3902

If you prefer to hand-deliver the request, you can take it directly to the Assessor / Recorders office at the Marin Civic Center.  The interactive map below provides you with information and driving directions to the Marin County Civic Center.

If you have any questions regarding Marin property taxes or reassessment requests, you can call the Assessor-Recorders office directly at 1-415-499-7215.
