Priced to Sell, Belvedere CA Mansion Sets New Record

Imagine making a profit of $27.5M on the sale of your house. That is what a Belvedere California man is set to do when escrow on his $65M home closes next month. After purchasing the house for $5.5M in 1995, mining mogul Robert Friedland, spent nine years and $32M renovating the house before deciding to put it on the market. Even by Marin standards $65M is impressive. Admittedly the neighborhood is exclusive -- homes for sale in Tiburon are pricey and real estate in Belvedere California is even more expensive, but this sets a new record – not only for Belvedere and Tiburon, but for all of Northern California. To date the record for a home sale in Northern California was set in 2000 with the sale of a home in Woodside for a cool $52.5M.
What will the new owners be getting for such an impressive sum? Decorated with some of the finest materials from around the world – African mahogany, silk wallpaper from Asia, and Venetian glass chandeliers – Locksley Hall, as this 12,000 square foot home is called, boasts bronze gates designed by famed architect Julia Morgan, a wraparound teak veranda, and panoramic views of the San Francisco skyline, the Golden Gate Bridge, and Angel Island. Then there is the pool house with a sauna, steam bath/shower, and hot tub with its own views of the city. And if that isn’t enough, the home sits on an acre of land, which in Belvedere is a sizeable piece of prime property. The new owners won’t need to worry about furniture either as the house comes fully furnished.
One other thing the new owners won’t need to concern themselves with is property taxes. As a designated historic landmark, Locksley Hall is exempt from ordinary property taxes. Currently taxes on this expensive piece of real estate are only about $28,000 a year. Sounds like a pretty good deal!
