What`s it to be Apartment or Villa?

 A brief glance over the Dubai property market and its quickly becomes evident that there is a large discrepancy in the ratio of villas to apartments available for sale. Whilst there are numerous apartments on the market in Dubai, the same cannot be said for villas. The cause? Well this serious imbalance is a result of limited land to build on, combined the more profitable nature of apartments for developers. From a developer's point of view, it makes more sense to build upwards that it does to purchase large amounts of land and build villas.

How does this effect property buyers looking for a villa then? Well you can expect to pay more for a villa than you would for an apartment per square foot. Looking at it on this basis, back in 2006 villa prices per square foot increased by 30%, whilst apartment prices remained relatively stable in comparison.

So the bad news is that you are going to be paying more than an apartment, but that’s about where the bad news stops. There is limited land on which to build villas, and demand is only set to increase. Translation? Well villas look set to offer a much greater investment for your money than apartments! And whilst there may not be enough villas to go round at the present time, what there is on offer here is fabulous. It no wonders high quality villa developments such as The Springs, The Meadows, Arabian Ranches and Emirates Hills have proven so popular. Whilst apartments can sometimes take a while to generate interest, villas don't often take long to sell.

It's probably fair to say, that in terms of living standards, villas are hard to beat. Space, gardens, and often parks, private pools and children's areas present a great overall package. And despite being limited in overall numbers, there is still a lot of choice between all the developments. And with the development of Dubailand, this choice will only be extended with the likes of Al Kaheel, The Villa Project and Victory Heights. Here we will have more luxury villas in a range of sizes and bedrooms, offering plenty of space and private gardens. For those looking for a villa, Dubai offers a multitude of differing styles and options. Arabian Ranches alone offers a dozen style options. And for those looking for a unique villa, then look no further than Emirates Hills, or Palm Jumeirah Signature villas, the later of which come with private pool and private beach.

So it's safe to say if you want to buy real estate in Dubai, then a villa is certainly worth your consideration. With a wide range of truly luxury villas from which to pick, you will not be disappointed!
