When do I sell my Dubai apartment? Now or after?

The beauty of the Dubai property market moving so quickly is the benefits it can bestow upon those who know the market and buy and sell on a frequent basis. Whilst some of you won't be looking beyond moving into your new property, there are investors out there who purchase property with the intent of selling it soon after purchase at a profit, and then investing in another project, and continuing along this line. Whilst this is of course the aim in any property market, the speed with which property can exchange hands in Dubai, this process can be rapidly speeded up. The result is a profit can be made on the original purchase price very quickly.

However it does mean that there are often a lot of apartments for sale at one time. With villas, the majority of those available cater to the high end of the market, leaving a huge demand for cheaper villas, and meaning when one comes on the market it goes quick!  Yet with apartments the whole market is well catered for. There are all types of apartments, with different styles and almost any location you could choose! So there can't be a similar situation as there is with villas. This therefore can potentially pose a problem when looking to sell your apartment.

Whilst apartments at a development like The Burj Dubai will not likely be affected, many of the mid range apartments around Dubai may encounter a few more problems. However, so far this has not been too large an issue given all the construction delays that have kept popping up. These delays have limited the number of apartments coming onto the market, keeping apartment sales moving along nicely. Combine these delays with an ever increasing population, and at least for the time being, the market for apartments looks healthy. The likes of Jumeirah Beach Residents, Jumerah Lake Towers and numerous Marina apartments still remain popular with investors and continue to attract freehold property buyers.    

One problem landlords and sellers do encounter when selling their property is being able to reach all the buyers and property investors out there. The larger real estate brokers are able to help out in this matter, but only do so by charging for advertising and taking a sizable commission on the properties selling price. Many owners feel that due to the high number of apartments on the market that they need to pay out for these things. And whilst it is true apartments on average take longer to sell than villas; you can still sell successfully by using our internet property portal, and without incurring high costs.

Therefore despite any initial concerns about selling an apartment in Dubai, owners need not worry. Most prestigious developments sell themselves, and with construction delays, other apartment developments look to remain popular. And with a great site dedicated to Dubai property, you need not worry about reaching the buyers out there in the market place. So things still look good for apartment owners!
