Dubai Property Update - Dubai Sport City, Jumeirah Village, Business Bay & Dubai Marina

As promised a few weeks back, here is another update on the Dubai property currently attracting the largest focus with regards to buyer and investor attention. With the announcement of more property developments on the horizon, and no sign of the impending property crash that the doom mongers amongst us have for so long forecast, Dubai property still looks to be going strong as we make our way well into 2008. As we surge forward towards the middle section of the year, what property developments still remain the talk of the town? Well, perhaps not too surprisingly the likes of Business Bay, Dubai Sport City and Dubai Marina are still dominating the property landscape, as is Jumeriah Village.

Let us start with Dubai Sports City shall we, as the last few weeks have seen it make the headlines on numerous occasions. Construction here is progressing at quite some rate, with the Stadiums all starting to near some form of completion, with the cricket stadium set to be ready by the end of the year. Most of the land plots have now been fully distributed between investors, and as always apartments here are proving highly popular.

With the Arabian cricket challenge currently underway in Dubai, featuring the UAE national team and a handful of UK county teams, many stars of the sport, both past and present have taken the opportunity to praise all Sports City has to offer. And with the Els Golf Club set to enjoy its grand opening within the next month or so, and with the recent appointment of a high profile management personnel, Dubai Sports City looks to be enjoying the headlines for some time to come.

With regards to Dubai Business Bay, not much has really changed since our last blog. It still remains a sure bet to become the place to do business within Dubai, and will almost certainly become the place where every big company will want an office in the Middle East. New projects that are released here, such as Deyaar's Bristol Towers development last month, are still greeted with an incredibly positive response from property investors, proving strong evidence that Business Bay is still one of the hottest property investments on the market.

The combination of work, rest and play that is featured throughout the project, with residential, commercial and retail property all in ample supply, has proven to be greatly appealing to the worlds multinationals, and as time goes on, this is one project that looks set to go from strength to strength. Dubai is desperately short of commercial property options to meet current needs, so the sooner Business Bay is completed the better.


Dubai Marina has pretty much been a constant fixture in regards to hot Dubai property since its launch way back in 1999, and almost a decade on, things haven’t changed in this regard either. With a great location, a beautiful setting looking out to sea and over the boats and yachts berthed here, The Dubai Marina provides an environment that for many remains hard to beat. And with so many freehold apartment buildings from which to select from, and so much to do here, apartment prices in the area don’t look to set drop anytime soon. In fact, with the UAE being announced as one of the fasted emerging markets for luxury yachts and boats, and with Emaar soon set to open its Dubai Marina Yacht Club here at the development, demand at Dubai Marina looks set only to increase further still.

Nakheel's Jumeirah Village development is also well and truly on the property radar of late. With numerous property developments here having already been announced and then quickly snapped up by buyers, it should come as a big relief for those still wanting to purchase here to see a number of new property developments being released in the past month or so. Developer Dheeraj and East Coast has just taken its property investments at Jumeirah Village past the 1 billion AED mark with its two new projects, The Gardens and the HQ.

As the real estate company that brought you the quickly sold out 5 stage development The Lawns, if Dheeraj and East coasts newest Jumeirah Village projects prove anywhere near as popular, then investors will be licking there lips at the potential on offer here. Other new property developments released here, such Sternon Tower will no doubt prove equally as popular, so interested buyers had better move quick. It was only last month that the Mulberry Mansions project, a luxury town house development at Jumeirah Village South sold out in less than 6 hours. Demand for property here is ever growing, as it is certainly one development on which to keep your eyes on.
