The Sooner You Sell, The More Money You Net

In Michigan this time of the year the weather starts to change as fall is coming to an end, and winter is about to set in.  Michigan home sellers commonly tell me they want to wait until spring to put their house back on the market.  Or they tell me they want to wait until after the holidays.  My office is in Northville, Michigan, so I have the chance to talk to a lot of sellers in the Northville Real Estate market.

Here are some interesting statistics that may make you think twice about waiting until Spring to sell your home.  I picked the Northville Real Estate Market as an example, however the fact of the matter is it's true for all of the Michigan Real Estate Market.  For example in 2006, the same amount of homes sell in October(29 SOLD), November(29 SOLD), & December(28 SOLD) as do in March(26 SOLD), April(32 SOLD), May(29 SOLD), & June(31 SOLD). 

The truth of the matter most home sellers think it's better to wait until Spring to sell their home.  Since most sellers take their house off the market, there is a lot less competition.  If the same number of homes sell, then that means there is the same number of buyers with less inventory to choose from.  Does that mean you have a better chance to sell your home?  ABSOLUTELY!!  Besides what kind of buyer do you think would be trembling through 6 inches of snow, in the dark, when it's -30 degrees outside?  Yes a Very Serious Buyer.  Isn't that the type of people you want looking to buy your home?

Another factor that comes into play is in Northville and for that matter throughout Michigan, the market is continuing to decline, don't you agree?  If you wait until Spring of Next year when inventory doubles, and the property values are declining by 1% every month, I'm afraid by next spring you would have lost another 5%-7%.

excellent article. It makes sense to put your house on the market now rather than waiting until spring.

You're right Jessica it does, according to the most recent study done by Standard and Poors, home prices in Michigan have falled 15.1% in the last year.  Every month you wait you are losing approximately 1.3% of your equity. 

So my question is if you had $100,000 cash and it was in a bank account and every month some little critter came and ate up $1,300 (1.3%) how long would it take you to pull your money out and put it somewhere it was going up in value instead of down?  You wouldn't just keep the money there thinking one day the little critter will just go away would you?  Just something to think about.  Sell your home now find something that is appreciating in value to invest your money in.
