                        <title>HUD Announces $8000 Tax Credit can be used as downpayment for Homebuyers</title>

off the press! The incentives keep getting better for first time
homebuyers throughout the country. <span>Shaun Donovan, secretary
of the U.S. Department of Housing and Urban Development, said that
the Federal Housing Administration is going to permit lenders to
allow homeowners to use the $8,000 tax credit as a
downpayment.</span></p>
<p><span>The best part is the $8,000 does not have to be paid
back.</span> <span><span>Secretary Donovan said that important
changes, which the National Association of Realtors has been
calling for, will help consumers purchase a home. &ldquo;We all want to
enable FHA consumers to access the home buyer tax credit funds when
they close on their home loans so that the cash can be used as a
downpayment,&rdquo; Donovan said. According to Donovan, the FHAs
approved lenders will be permitted to &ldquo;monetize&rdquo; the tax credit
through short-term bridge loans. This will allow eligible home
buyers to access the funds immediately at the closing
table.</span></span></p>
<p><span>This is a great idea and will help our economy grow,
however it is not in effect today, tomorrow, or this month. If you
noticed, he said that FHA is going to permit, not has permitted and
provided to it lenders the details, to allow homeowners to use
those funds at closing for the down payment. One other thing, my
initial interpretation is that it will be for the down payment
only, not closing costs, pre-paids or tax prorations, we still may
be able to get seller concessions.</span></p>
<p><span><span>You have to close on your home by December 1, 2009.
Obama and his administration is obviously trying to stimulate the
housing market. This is an unbelievable opportunity to be able to
buy a home at prices comparable to the 1980's and interest rates
around 4.75% on a 30 year fixed mortgage.</span></span></p>

                        <title>Is The REW LEC 2 Worth The Money?</title>

a few emails from real estate agents across the country asking how
my <a href="http://www.markzproperties.com">new LEC 2 website</a>
is doing. I figured I would hit two birds with one stone here and
discuss the results after four days. I also wanted to give credit
to REW for the design and "converting monster" it has created in
this website. Genious material in my humble opinion. This isn't
just a great tool for buyers, don't forget about the fact that Home
Sellers would be crazy not to list with you knowing how "sticky"
this website is for Home Buyers. Imagine the exposure a Home Seller
would have being listed with you on your website. Trust me when I
tell you this is a honest review of the product and I will not be
compensated in any way for this blog. It is truly an honest opinion
of the results thus far.</p>
<p>Once I pulled the trigger to purchase the LEC 2 it took about
four months to implement all the customizations I wanted to be able
to offer. I thought buyers would love the Streetview ability and
the Birds Eye View. I also did a custom slideshow to highlight some
unique selling propositions and different features available on the
home search. I also did a lot of backend customizations.</p>
<p>It has been four days now since my <a href=
"http://www.markzproperties.com">Northville Michigan Real Estate
Website</a>, also known as the LEC 2 went live. Here is the results
from my lead manager:</p>

is 50% of the visitors have returned in the last four days.</p>
<p>I had a REW template for about a year and half before I decided
to upgrade to the LEC 2 and obviously the results speak for
themselves. 1 or 2 sales will pay for the LEC 2, so it is really a
no-brainer when it comes to figuring out if the LEC 2 is worth the
money.</p>
<p>On my old REW template I had a third party providor host an
IFramed IDX solution. Registrations were not necessary to view
properties, as it was totally opitional. I was averaging 6-8
registrations a day from that. Not bad, but definitely not the 25
registrations I'm getting now. For those of you that don't know, 25
registrations a day from potential buyers is enough to keep 7-10
buyer agents busy full time. I currently have three and need to
hire more immediately. Not a bad problem to have.</p>
<p>I wanted to also compare the results for those wondering some
more in depth details of how the traffic is coming along compared
to my old REW template. This comparison is over a four day period
from Thursday to Sunday in both comparisons so everything will be
equal except for the two different websites.</p>

<p>So the question whether to make people register before they can
view homes should implemented immediately if you haven't already.
There will be people who will not give out their information, but
what about the 25-30 people every day who do? Now keep in mind, you
have to offer some value in order to peak someone's interest enough
to trade their personal information for access to "the inventory."
If your website is no different than every other Realtors website
in your area, you probably won't get the same results.</p>
<p>I don't want agents to read this and then get mad becuase they
turned on their registration and didn't get 25 people registering a
day. The LEC 2 is very "sticky" if you know what I mean. I have
gotten raving reviews from clients who were using the old template
site and now using the new site.</p>
<p>Again to reimplement the facts here...There is no better return
on your money than a custom REW website. If this was any other
industry than the "real estate industry" offering the return on
investment that one could get, this product would be
$50,000-$100,000. But this is the Real Estate Industry, and most
people get in this business because they think it's the "easy money
game." They get in because they think it costs nothing to get in
and stay in. Drink a few pots of coffee every day, eat some donuts,
and sell a few houses, right? LOL</p>

homeowner I would be excited about having my home on the market
during the holiday season.</p>

<li><span><strong>There is much less competition out there right
now. What I mean by that is every other seller is your competition.
Most sellers pull their home off the market until spring time. Less
competition means buyers have less choices. Less choices means
better odds for you as a seller right now.</strong></span></li>
<li><span><strong>Buyers that are out there right now looking at
homes are serious buyers. Most buyers that are "window shoppers"
are out in during the peak season, spring and summer just browsing.
The only buyers that are out right now are buyers that have sold
their home and must buy a house before the holidays or their lease
is up where they are at and must by a house right
now.</strong></span></li>
<li><span><strong>Houses decorated during the holiday season show
much nicer.</strong></span></li>
<li><span><strong>The holidays are an emotional time. The buyers
that are out looking at homes are more emotional and may pay more
for your house around the holidays.</strong></span></li>
<li><span><strong>Some buyers must buy before the end of the year
for tax reasons.</strong></span></li>
<li><span><strong>Since the supply of listings will dramatically
increase starting in January and every month thereafter, there will
be less demand for your particular home! Less demand means less
money for you!</strong></span></li>
<li><span><strong>January is traditionally the month for employees
to begin new jobs. Since transferees cannot wait until Spring to
buy, you must be on the market now to capture that
market!</strong></span></li>
<li><span><strong>Buyers have more time to look for a home during
the Holidays than they do during a working
week!</strong></span></li>
<li><span><strong>By selling now, you may have an opportunity to be
a non-contingent buyer during the Spring, when many more houses are
on the market for less money! This will allow you to sell high and
buy low! There is every indication that across the nation, prices
will continue to decline in 2009.</strong></span></li>
<li><span><strong>You can still be on the market, but you have the
option to restrict showings during the six or seven days during the
Holidays! You can't win the lotto if you don't buy a ticket and you
can't sell your home if it's not listed for sale for buyers to
view.</strong></span></li>
</ol>

number of homes if not more during November and December, therefore
I know from experience just because most Realtors take a two month
vacation this time of the year doesn't mean that buyers do. There
will be sales during November and December, and there is no reason
