The long term rentals market in Marbella on the Costa Del Sol of Spain continues to show no sign of slowing, even during the Christmas holidays. There are several points influencing this upward trend, some of the main factors have been covered in previous REW blog posts. There is one issue that has not been discussed, that is having a strong impact on many prospective buyers´ behaviour. The availablity and level of mortgages offered to foreigners in the Marbella area. OK, so the free flow of... Read Full Post

A prominent UK based property magazine has voted La Zagaleta the number 1 luxury development in Spain for 2010. Although I´m sure the owners will be flattered by this accolade, it shouldn´t really come as a surprise given that there are so few places in Europe, let alone Spain where this kind of development exists. There are many luxury brands in the world, but within the property industry there are very few. The Trump brand springs to mind, but who else would you say provides the absolute ... Read Full Post

Wow factor in a home is pretty easy to find in the La Zagaleta estate, considering some properties are on the market for north of €15,000,000. As you can imagine, at this level, you would expect to see some impressive features and a great deal of size. The house we have just listed doesn´t fall into that price catergory, but is no less beautiful featuring amazing size and ultra high end qualities. The finishing could only be described as absolutley top notch and there is an attention to de... Read Full Post

The La Zagaleta estate, by its very nature, does not have a great deal of owners who really need to sell their properties. With the lowest priced homes being north of approximately €3,000,000, many vendors are willing to wait and uphold their asking prices until the market picks up. This being the case, we have found a couple of exceptions, the first of which I will outline in this post. An extremely motivated seller, the owner will look at sensible offers under the condition of a speedy co... Read Full Post

The property market in the Marbella area continues to be rather slow, sure there has been an increase in the volume of transactions compared to the previous two years, but that would not be too hard to beat. The mindset of prospective buyers seems to fall into two distinct catergories : The, I want a massive reduction on asking price buyer, or the I have a good deal on the table, but I would rather rent for a little while before i commit to see where the market goes, type. For me, the biggest... Read Full Post

As the housing market in Spain coninues to tread water, there are many prospective buyers who feel the best way to move forward is to take out a long term rental to help them better undestand the area/home they are interested in. There are also some schemes currently available here on the coast, that allow purchasers to perform a long term rental and if they decide to buy, what they have paid in knocked off the mortgage principle. I guess in a tough market people get a little more creative wi... Read Full Post

The Spanish Institute of National Statistics released some figures regarding non-hotel occupancy rates for July. Their terminology is "holiday dwelling" and that can be defined as an apartment, chalet or any form of non hotel place for visitors to stay. Compared with July in 2009, there has been a 6.7% increase in overnight stays this year. In real terms, there were 8,700,000 overnight stays spent on holiday in Spain. The interesting thing is that although volume was up, the actual length of ... Read Full Post

Conflicting information has emerged from past and present housing ministers as to whether now is a good time to buy a property in Spain. The current minister, Beatriz Corredor says that now is the perfect or "optimum" period to purchase, citing low borrowing rates and economic conditions as her main reasons. Perhaps her bullish approach is what we should expect from someone in her position, although it is somewhat naive. From the back benches, María Antonia Trujillo gave a totally opposite a... We have just listed a great plot of land within the La Zagaleta estate that really does have panoramic views across the coast line. So much so, you can see the towering structure of the Hotel Don Carlos in Elviria, right the way down to Gibraltar, where just beyond the sea turns into the Atlantic Ocean. What also makes this plot appealing to a prospective purchaser is its amazingly flat terrain, a rare thing indeed in this hilly estate. Situated in Sector A in the development, this plot is at...
