Alicate Playa Property

Alicate Playa is a beachfront development in the Marbella area, close to Los Monteros and Palm Beach, prestigeous locations indeed. Antonio Banderas has his home pretty close by and some of the beachfront apartments in this area can be up to  €4,000,000 in developments such as La Morera and Los Monteros Playa.

The difference with the apartments within Alicate Playa is the price, given the area it is situated in and the ammenities readily available on site. Buildings with similar architecture in a less desireable locations are priced significantly more than this complex and given its 24 hour security, well kept gardens and proximity to the beach its difficult to explain why.

We have just added a really interesting plot to our portfolio that offers great possibilties and interesting investment potential. We have listed a property within the La  Zagaleta golf and Club that occupies the most desireable plot in the entire development. This house is perched on top of a hill and therefore has unbelievable 360 degree views of the whole Benahavis/Marbella area. Above you can see a photo demonstrating  views from the property at night, with Puerto Banus and the sea clearly visible.

Sea View La Zagaleta Plots

Further to my recent REW blog bost regarding our new plot listings within La Zagaleta, I thought I would give a simplistic example of how construction of your own property within this estate could prove a wise mid to long term investment.

Our latest listing is a 5300m2 plot that has clear sea views, importantly it has had the access improved and been partially flattened. One of the most saleable points this plot has to offer is its total privacy, absolutely nobody can overlook your house when complete.

Our company has managed to source some excellent plots on the La Zagaleta Golf and Country Club estate. This will allow interested parties to construct their own specifiacion villas on prime locations, enabling a saving on the purchase of a key ready villa. Many of the plots we are about to add to our portfolio have sea views and have had some work done to facilitate easier access.

Our company believe that each plot will provide a solid long term investment for the prospective buyer over the mid to long term. Price per square metre will be significantly reduced by undertaking the construction process, allowing for better capital appreciation/rental yields.

First Property Choice are pleased to announce the addition of Sierra Blanca villas to our porfolio of luxury homes on the Costa Del Sol. Over the next few days we will be adding some high level houses from this estate with prices ranging from €2,500,000 to €18,000,000.

Global House Price Index Suggests Mild Recovery

The current economic turmoil has changed the positioning of top performing real estate markets globally and the results are pretty shocking. Knight Frank  produces the Global House Price Index and it is seen as the bible for overseas property investors, who often aggregate the information provided and invest accordingly.

Amazingly in this index Israel comes out on top with a yearly growth of 12.5% and is the only place to demonstrate double digit growth. Norway is also showing some resilience with an increase of 5.3%. During the first quarter of 2009 just less than half of the countries listed were still experiencing price drops.

How Will Google Caffeine Change Property Search?

Google is now requesting that its customers try out its latest incarnation of its search engine, with the codename of Google Caffiene. Having tried this out our rankings don´t seem to have been massively affected for our chosen keyphrases, so its difficult to spot any obvious change.

Global Edge, the property portal geared towards online property sales cited a number of possible factors that should be taken into consideration, based on empirical evidence from the US. Firstly, real time news and up to date information seem to assist in a sites authourity. Secondly there seems to be special attention to results produced by social media. Thirdly, video search results are appearing more often and will continue to do so.
