I have seen a local Manitowoc WI property that has many issues.  For example the roof, electrical, windows, & foundation are all defective or at the end of their useful life.  I tell the owner of the subject property the trueth.  I feel the value is around $XX,XXX which is appoximately $135k below assessed value.  This is an investment property; 4 units in total. 

Moral of the story is this; "list the good ones, leave the bad ones".  Owners who are not realistic about a selling price will drag down the realtor which also has an effect on the Realtors other clients.  Ethics, Morals, & Honesty have kept me in business through thick and thin.
