Be Honest, Get a Listing

 I recently called on a for sale by owner property.  The customer answers the telephone, I give my speech, send her a resume/listing packet, and later we schedule on appointment.  I give the listing presentation and say I would be willing to list your home for $85k.  The customer responds by saying, we were told by two other seasoned agents that out home is worth $90k and we won't list for less than $90.  I simple replied ok fine, do what you want, however I just listed a home for $90k that will crush this home in a comparision.  I said go ahead and list your home with one of the other agents, I'll call you when it expires.  As I got up from the table, the owners stopped by from walking out the front door and said WAIT!!!  By the way Robert, what is your commission.  I replied my commission is abcxyz.  As a courtesy I told the Seller's I would send them the url link for a few homes that will sell before their's based on value.  I left the home and purposely didn't call these people back for 3 or 4 days simply because I was kind of rude.  I did touch base with them to ask what realtor they listed their home with because I didn't see it post and the Seller's said, we choose you!  I was completely dumb founded, however my instincts kicked and I quickly setup an appointment to sign the listing contract.  Moral of the story...NEVER BE NEEDY.  All in a days work...27 years old, indendpent broker, going against two veteran agents that work for national brands...haha. Wow.  Thank You God.
