I hope to both educate and entertain my visitors and intend to feature a wide range of topics including the 'inside story' on everything from local neighborhood buy-outs to the latest buzz among local agents. Why Douglasville?
Having lived in a few different towns around the Atlanta metro area, I picked the Douglasville area to settle down permanently and raise my family. The friendly attitude and good-natured southern charm that permeates the community was irresistible. The close proximity and convenience to Atlanta suited my lifestyle, as a former hospitality manager downtown I love still having easy access to the metro culture. My husband commutes to the big city during the week and finds the traffic much more bearable than the northern areas he had previously lived, I-20 is relatively tame compared to I75,85, and GA400.
Why Douglasville Real Estate?
Having invested in properties around the metro area, I found that I could purchase more house for my money in the west metro areas of Douglasville, Villa Rica, Carrollton, and Paulding Co. The numbers bear this out as well, a recent study showed the median price for a new home in Douglas County was $150,000 while the region average was $175,000 according to the Smart Nubmers housing firm. They say that the west side of any metro area is always the last to develop, and in keeping with my 'inside story' theme, I will even let those who don't know why 'in' on our dirty little secret: It is considered less desirable due to the fact that in the morning when you travel to work the sun is in your eyes and on the way home in the evening it's more of the same. I find this a very comfortable trade-off for $25,000 off the price of an average home, what with the advent of modern technology such as sunvisors and sunglasses. I make sure to tell clients from outside the area about this little caveat and even make light of it by giving them a gift certificate to the local SunGlass Hut at closing.
Why do I bring this negative factor up to potential buyers who may choose to go elsewhere, do I need to work on my sales skills? No, I think it is imperative that agents disclose everything possible for every given situation and let the client make the decisions. Your reputation is everything and if you intend to last in this business then you want your clients to know that you did not withold anything from them. This sense of trust is built at every juncture and in my opinion is what brings repeat business and referrals. Trust and integrity is something that everyone advertises, but like respect can only be earned.
