Update On The New Memphis MLS System

I am fortunate enough to be a part of the Memphis Area Association of Realtors MLS Board. We have been testing and tweaking and evaluating a new Memphis Multiple Listing Service called MLXchange. I had no idea how antiquated our old system was until we started the initial testing phase some weeks ago. To put it in to perspective, think of it as replacing a computer that was built in 1990 with one that was built in the year 2002. The new MLS system is much closer to a Windows or Internet Explorer feel. Crisp, clean, easy to navigate once you get the feel for it, and easy access to an abundant of information.

New Memphis Midtown Condo Conversion

A Massachusetts Investment firm has begun the process of acquiring and developing a Midtown apartment complex for conversions in to quaint 1 and 2-bedroom condos. Peach Properties Real Estate Development LLP of Massachusetts will convert the Watergarden Apartments on Galloway in the historical neighborhood of Evergreen in to upper scale condominium units.

The process will start this spring with the first units available in June of 2007.  They have plans on offering two-bedroom floor plans with a full kitchen and great room area. The specifics have not been nailed down; however the plans are to offer granite counter tops, nice flooring and cabinets and upgraded fixtures and appliances, similar to Downtown Memphis Condo units.

Cost Of Living Comparisons

2006 Tax Burden and Cost of Living Comparison between Shelby & DeSoto:  Research conducted by the Memphis Regional Chamber indicates that it was $3,214 less expensive in 2006 to live in Shelby County than DeSoto County. The comparison is based on $100,000 household income with two children and standard deductions.

The real estate market in Memphis, Tennessee has eased up slightly from 2005 in recent months, but not nearly to the levels that a great many other cities have. January 2005 through September of 2005, total homes sold in 2006 exceeded 2005 levels. Only October, November and December showed less homes sold then the same month in 2005, and only slightly.

NEW Year! NEW Homes! NEW Section!

As the new home market continues to grow in Memphis and the surrounding areas, so does the Homes For Sale™ magazine.  Beginning in the first February issue, the addition of the “New Homes and Developments” section will consist of advertisements for new construction developments, new home listings or services pertaining to the sell of new homes and developments.  The new section will immediately follow the classified section and is to be sorted by the same location specific areas with a display ad layout.

This is a long over due feature, but well worth the wait. A certain percentage of buyers  are in the market specifically for a new home and should have easy access to a publication (or part of one) that specializes in the subdivision and new homes…
