Online Marketing Plan for Buyer Agency

Sifting through the myriad choices online to set up an online marketing plan is becoming more time consuming. Outside the efforts I put into my website, there are RE sites where I am advertising more and more, using local print advertising less and less. More RE sites are popping up making it difficult to decide who to feed, who to create an alliance with.
In recent years I’ve moved more to offering buyer services, returning to my roots as an exclusive buyer agent. I will continue to take listings on a limited basis, but my main efforts will be geared toward buyer agency services. This creates a problem deciding where and how to market. For the most part, RE sites are heavy on listings, with little room for a buyer agent to get noticed.
Blogging is a powerful way to get the buyer-side voice heard and it’s a main reason I’ve started blogging here and sites like this. Last year, 80% of my business was as a buyer agent, and 90% of those clients came from the internet. With the coming movement of baby boomers creating a huge need for relocation and buyer services, I feel this is the way a small player like myself should go. I’m slowly reducing my business to a one-man operation, which is a gamble seeing that I’m surrounded by the likes of KW, Coldwell Banker, Re/Max, ect.
My hope is that the bigger national sites, or a new ones coming on the scene like Roost.com, will offer more exposure opportunities for the single broker working with buyers. Like I said, with the coming baby boomer movement, I think there will be a great need for local expertise and guidance. Being in the information age, getting good reliable information, quickly and spam-free from a local expert will be a valuable service.
It’s not all about listings and selling; buyers (and buyer agents) need some love too.
