Why Sellers Should Stage Their Home- Part 1

How Realtors and Sellers Face the Same Issue: Competition

As a Summit, NJ Realtor I work in an extremely competitive market. Every person I meet seems to be a real estate agent or is at least contemplating getting their real estate license. Although this may be intimidating to many people in my profession I feel this competition is crucial to my success. Without competition individuals become complacent with their current status. This complacency is what drives laziness and distracts us from showing our true potential.

By now many of you may be asking how any of this pertains to staging a home. Ironically enough every aspect of competition I face with other real estate agents is paralleled by the struggles I know many sellers deal with.

In my career, as a Realtor, I constantly need to find ways to stand out from the crowd. Every day a seller, buyer, or investor decides whether to use me or choose someone else who they feel is more qualified. Although providing clients with excellent service is always my number one priority sometimes it is not enough. The real estate market is a living entity which continues to grow and change. Unless I stay ahead of the curve I will ultimately become one with the crowd. One way I stay in front of the crowd is by furthering my real estate education. I enroll in as many workshops, focus groups, and classes I can find to become further educated in my field.

Earlier this year I earned a designation as an Accredited Staging Professional or ASP. Earning my designation was important because in addition to separating myself from the crowd I found another way to separate my seller’s homes from their competitor’s homes.

Remember in order for a home to sell, a buyer needs to perceive value in that home. If three homes on the market are considered better purchases, in the eyes of a buyer, the less desirable home will sit. This can frustrate sellers who do not understand why there home is either not being shown or not receiving any offers.

In "Why Sellers Should Stage Their Home- Part 2" I will take a look at what makes a home more desirable to buyers.

Michael, the related links section is not for linking to pages of your own site for link popularity, please review our guidelines and remove any links not in compliance, thank you http://www.realestatewebmasters.com/thread12071.html

Morgan, I appreciate the link to your explanation and apologize for any misunderstanding on my part. I've removed the backlinks from the relevant links section as you asked, yet I do have a question. I noticed in your explanation that you stated that the relevant links section is meant for pages that explain the topic, discussed in a blog, in more detail. Do you consider a backlink to my site wrong whether relevant or not? I'm curious because I've added a large number of personally written articles to my site and feel certain topics will undoubtedly be applicable to my relevant links section. I'm not trying to test the limits in anyway just curious if a relevant link is the prerequisite or avoiding backlinks a necessasity. Either way I also want to let you know I enjoy the forum and quality of articles found on these blogs. I hope you enjoy my articles as well. Take care - Michael

Michael you should never use that section to link to another website covering the exact same topic in the same or similar manner - instead use it as a source for "supporting" information from authority resources. For instance you may write an article about "Procuring Cause" and for those readers not familiar with the history or application you would likely link to something like http://www.realtor.org/LetterLw.nsf/pages/95procuringcausefactors?OpenDocument (Requires login for realtors only) - you certainly would not link to another page on your own site. Linking to your site should never be done just because you are trying to send yourself link popularity or pagerank (Which is what you were doing) instead you should ONLY link to your site (Or any other site) if it is to the direct benefit of the reader. Arguments like "well my article was about NJ real estate, and my site is about NJ real estate" won't fly due to the sophistication of our moderation team - we know what is done for users and what is done simply for links No big deal, it's best practices - you will learn (Which in the end will benefit you with more traffic and customers) Here are a few more helpful links: http://www.realestatewebmasters.com/blogs/morgan-carey/2117/show/ And http://www.realestatewebmasters.com/blogs/morgan-carey/2143/show/ Enjoy and happy blogging

Another helpful Tidbit - your photo is completely garbled - this is because the browser is forcing it into a 95 x 95 window - to fix this, you will want to format your photo into a 95 x 95 format and maintain aspect ration before uploading, that way it will look clear and not squished or garbled.
