We are still being grouped together with the rest of the market

Well as I do everyday, I was searching the internet for housing news. I found another story about as much as 131 of 287 cities lost ground after the latest real estate boom. While i was reading i found something positive for use Texans.

"Smaller cities in the West and Northwest were the stage for much of the best price growth last quarter. Topped by Wenatchee, Wash.'s nearly 24% yearly price increase -- 5% for the quarter and nearly 80% growth in five years, the fastest growth areas were dominated by Washington, Utah, Colorado, Oregon and Texas. The list also includes cities in Alabama, the Carolinas, Virginia, Mississippi and Pennsylvania."  MSN.com

How To Get The Best Deal In A Buyers Market...

photo mikepannell

How to Get the Best Deal on your Real Estate Purchase in a Buyers Market.

Today, in my dailey blog i am going to talk about how to get the best deal in a buyers market. Do your homework and you might be able to make an aggressively low offer that a seller will accept.

One of the main things in making an offer on a home is not to offend, if you offend the seller you may not even get a counter. You do not want the seller to quash a deal right off the bat.  So before making any offer do your homework.  You are working with an buyers agent, it doesn't cost you anything.

Here are couple of things you want to look for.

  • Distressed Sellers
  • Relocating Sellers
  • Builders in trouble
  • List Price Drops
In your home work I talked about… Read Full Post

It Is A Buyers Market, But Prices Aren't Dropping In Texas

photo mikepannell

Housing in Texas has always been lower then the rest of the nation.

I showed a home today, that needs to sell quickly. It's a fully custom home in Azle/North Fort Worth Texas. The value of the home was 405,000. The seller/builder is trying to sell it for 349,000. The reason i am telling you this, is to kinda tell you about our home prices in the DFW area. This fully custom home is over 3300 Sqft, it has hand scraped wood floor in most of the living areas. This home is also on 1 acre and in a gated community.

                                                                  Front of House (Fully Custom)

I want to share this home, even though it is listed by another agent.  This home also has a fully cover back… Read Full Post

Surprise boost in housing sales

We finally got some good housing news in the USA. In my past blog posts i have been bad mouthing the National News. Well i have some good news to report.

Sales of new homes perked up in July, while factory orders took off, raising hopes that the economy can safely weather financial turmoil that has shaken Wall Street. New home sales rose 2.8% in July. The housing reports, the improvement in sales reflected gains in the West and the South, where sales went up by 22.4%. That is great improvement.

Texas Real Estate Still Looks Bright

    photo mikepannell

    Texas future looks bright
The Real Estate Center at Texas A&M says that real estate in the Lone Star state will continue to shine bright in 2007. The experts there cite several reasons for this prediction, including strong population growth, healthy job growth, low tax burden, and affordable housing.

Texas added more than two million people between 2000 and 2005, and continues to grow by about 400,000 people each year. That is the second-largest increase next to California. Domestic migration is helping to drive the real estate market in Texas. But unlike California, our homes are reasonably priced, with moderate appreciation. In addition to strong population growth, Texas has a solid job market; with job growth double that of the national average. As a…
