Honolulu fixer upper house  

This house is on Lincoln Avenue in Kaimuki.  It went on the market for $525,000 on September 19th, 2008.  If you've watched Honolulu home prices for awhile, you know that a house for sale in this neighborhood in the $500's is a rarity.  The price was reduced to $505,000 on December 12, 2008 and $495,000 on January 16, 2009 and reduced again to $475,000 on March 12, 2009.

Does it need work?  Yes.  However, the house seems to be fundamentally in good shape.  Some aspects I like are that it has copper plumbing and updated electrical wiring.  It might be feasible for a buyer to move in and fix 'em up while living here. Paint, flooring, updating lighting and fixtures.  

Fix this house up and you'll have the satisfaction of doing it "your way".  Also enjoy the convenience of living in town, good schools nearby, Safeway and Foodland both within walking distance!

This house was built in 1938.  Interior area is 912 square feet on 2,723 square feet of land.  It has two bedrooms and one bath.  The back yard has a decent area that could be fenced and suitable for the kids to play and for pets.  Underneath the home is a storage area.  The house features a carport in front and along the left side of the lot there's enough space to park another car.  Street parking is available too.

If you think this house is just plain ugly, that's okay.  There are plenty of older houses in the Kaimuki/Kapahulu area that are all fixed up and selling in the $700's.  This is an opportunity for people wanting to live in this neighborhood and ready to spend time working on their dream home.

Update 10/11/08 - We went back and looked at this house with a contractor a few days ago.  He noted some termite damage to one of the bedroom walls.  The floors are not quite level and the house can be jacked up to even things out. 

The house had gone into escrow and then fell out, it's back on the market.  Here's an opportunity for a new buyer to come in.  I think this house will sell for less than $500,000.
