A Fixer Upper in Honolulu

We all know someone who wants a fixer upper right?  How about a fixer upper in Honolulu?  I can't even recall the number of people who've told me they want a fixer upper in Honolulu.  Well, here it is!

This is a two story home on the hillside in Kalihi Valley.  Total living area is approximately 1,670 square feet.  The house has three bedrooms, one bath upstairs and two bedrooms, one bath downstairs.  Upstairs there's a full kitchen and the downstairs has a kitchenette.  Three lanais extend from the bedrooms for residents of this home to enjoy.  It's possible to live on one floor and fix up the other, then switch sides and finish the remodel! This could be a great rental property. 

As you can see in the picture, the lot is steep terrain.  There are several decks in the back and along the side of the home which provide flat areas for relaxing and enjoying the view.  The lot size is approximately 7,362 square feet.

How's the neighborhood?

Kalihi Valley is cool, green and private.  On this hillside, tradewinds blow freely, keeping the house comfortable without air conditioning.  The yard has a rainforest atmosphere and neighboring homes are mostly out of view.  It's quiet up here too, peaceful and easy to go to sleep at night.

If you hate traffic, you'll love living in Kalihi Valley.  It takes 10-15 minutes to drive downtown during rush hour.

What kind of work does it need?

The house has old termite damage.  It's going to require some replacement of termite-eaten wood.  Tearing into walls and ceilings means the buyer might as well remodel the entire home.  The owner has had some repairs and renovations done, including roof  replacement in recent years.

Are there other issues?

- The house is part of a Condomium Property Regime (CPR).  The driveway and parking area is shared with the neighboring home, partially visible at the lower right side of the photo.  Basically, this house comes with two parking spaces suitable for medium and compact sized vehicles.  There is no maintenance fee.
 

- The driveway is steep.  I managed to get up just fine.  Going down, it's best to turn your car around in the driveway before descending the hill.

- Also, there are two flights of stairs leading up to the house.  Hey, it's good exercise!  And it pays off with the wonderful view!

What's the price?

In July we listed at $360,000.  The price was reduced to $335,000 on October 19, 2009.  , well below Oahu's median home sale price of $560,000.
