Keeping My Streak Alive!

Although staging does involve quite a bit of extra work up front, the end results have been so positive that it always seems worth it to me.
Well, I'm proud to announce that I've once again kept my record of selling all the homes I've staged within 58 days! I work with Lexington KY real estate extensively, and most houses I stage are under contract within 4-6 weeks, though a couple have taken almost 8 weeks. One of my latest listings just went under contract this morning, the 58th day since it was listed, and I couldn't be happier!
This home was a bit of a challenge because it's an older home that's had only a few updates, while some of its competitors had fairly extensive updates. The big feature, visually, the house had to offer when I first got ahold of it was a huge brick fireplace wall that was so dark, it sucked up all the light from the somewhat smallish living room.
I struggled for over a week with what to do about that wall, given that my homeowners had only $1000 for staging and most of that would be needed in the kitchen to update the floor/countertops. Below is a picture of the end result -- a faux finish treatment designed to give the wall the look of aged brick while bringing a lot more light into the room. While I was a little nervous about how it turned out at first, it ended up being a highlight for many of the buyers who looked at the property. (The fireplace surround had been brass, but we painted it black to give it a more updated look.)

Everything else in this room came either from Goodwill, Craigslist or Habitat Restore -- the most expensive thing in this room is actually the slipcover for the $30 sofa -- with a coupon I got it at Bed, Bath & Beyond for right at $100. The chairs were $50 plus the cost of stain and fabric and the coffee table was $7.50 at Goodwill.
