Good job Morgan. I wish the camera operator showd the screen so we could see what you were talking about. However, I did see what you built.

As far as the Diverse Solution project goes I don't see the Realtor boards allowing that data out. It might make too many Realtors look silly.

  Morgan, your team is the clear winner purely in terms of concept. Justin's concept seem to be fundamentally flawed in terms of the basis of who actually sels the property, who finally sets the list price, who generates the buyer etc.

The public may like it but it basically would be propping up the established preconceptions about how real state is sold and how agents perform.

Morgan, killer job...it's going to be fun to see IDX builder evolve (though it looks ready to go to me!) ...

I don't mind Diverse Solution's...solution.  Some of the proposed data that is.  There's potential there but IMO too many confounding factors for all these "Metrics" that are supposed to "measure merit".  I think it could probably be done, with extremely careful consideration the data...

May need to blog that one

Thanks Kevin and Marc - I agree that DS product could "see the light of day" if it was offered to brokers as a recruiting tool as opposed to being offered to the public as a selection tool.

As a selection tool - I just think it is far to flawed - someone made a comment that the person who would come up in their market has certainly transacted the most, in the shortest time etc - but apparently was up on fraud charges (like 15 counts) - imagine if you picked that guy! 

As far as beta testing - thanks Kevin - we are likely going to roll this out in SOCAL first (for obvious reasons) - are you in SOCAL or SFAR or BARIES?

Another flaw in the DS tool is that some agent team leaders only show themselves as the agent on listings that actually sell. Listings that expire or cancel, they reassign to a team member so the team leader stats show that all "their" listing sell. A nice listing tool for them, but not truthful info presented to the consumer when they show a 100% closed rate on all "their" listings, even though a bunch never sold, expire or cancel.

Thats the problem with statistics and data in that, depending on the source and the interpretation, you can basically get the result you want to present. I agree with that there could be some use for it some where but as a way for the public to select a realtor...I think it has no chance

On the other hand, giving the realtors and finally the public what they want in terms of info about the real estate market, that clearly is a winner.

Drew got it with team leaders pawning the expireds to others in the group.  (Gretchen does that to me all the time, Morgan Joke...

but yep, the numbers are too easy to game and even if they weren't, "data" doesn't always do a wonderful job of telling the story....still interesting though.

@SoCal - not unless Drew wants to hires me!  It'll just be SFAR or BARIES...maybe you'll wander up the coast for the second phase
