The Walking Telephone Book and Real Estate

Once a buyer or seller starts working with a Real Estate Agent as a client, they soon come to realize that agents are very handy for many things beyond selling real estate.
I found out that to really help clients, especially those from out of town, I had to have at my instant disposal, answers to just about everything a homeowner needed to know. No matter how minuscule, or far flung, I either had to know the information or how to find it for them. In other words, I needed to be a telephone directory (or web directory) on two feet. As a Roseburg, Oregon Broker, I can’t imagine that this is any different for any Realtor across the country.
What kinds of things do people need to know about? Well, some of the predictable things are information about:
- Lenders
- Appraisers
- Utilities
- TV hookup
- Extended stay accommodations
- Schools
Some of the other things people wanted to know about were:
- Mobile Home Deconstruction and Disposal
- Land and Road Excavation
- Engineer reports
- Homes and ranches “off grid”
- Does the property back up to BLM property? (Bureau of Land Management)
- Who’s the best well digger in Douglas County?
And some of the more far flung things they want to know:
- Can we get the house number changed? (The current numbers will bring me bad luck)
- Is there a feng shui expert in town?
- Will the CCR’s let me keep my ducks?
- Where you here during the Roseburg Blast?
- Has anyone here ever seen Bigfoot?
It’s convenient to have this sort of information on hand. I keep as much of it as I can in my head, some of it in my filing cabinet, and much of it posted on my website under Services and Community. And yes, Douglas County has a feng shui
consultant and I actually met someone here who claims they encountered Bigfoot!
