Qualifying Real Estate Buyer

Hello REW,

Lately I have come across a qualifying road block when qualifying buyers.  I ask all of the good qualifying questions and get decent answers except for the mortgage qualifcation question.  I usually ask "what price range are you looking in" and follow up with "how much mortgage do you qualify for?"
Common answers I am getting is:

"don't worry about that....we are qualified....I will be contacting the bank soon...I had one done but it was a while back...lets go see some places."

Does anyone have a good price and mortgage qualifying process when speaking with buyers?
