Florida For Sale By Owner

We have recently launched our new For Sale By Owner program offering FSBOs the change to have an internet presence, professional signage, access to much of the information that typically the FSBO don;t have access to all for free to the owner!

The first question that we always get is WHY? Why would we help owners for free?  Realtors probably ask with more concern than the property owners.  After seeing so many home owners sign up with various For Sale By Owner programs - pay a significant fee and in many cases be prevented from listing with a professional Realtor when they decided that they were not succeeding on their own we said enough.  Of course from an economic perspective we see the program as a great opportunity for our team and partners.

What do we offer?
Since we know that 80% of the buyers these days are searching on the internet, our first task was to create a FSBO website that enjoyed placement at the top of the search engines.  We accomplished this with a combination of utilizing our Ocean30.com site, a new Florida Properties By Owner website, and of course an Ocean30FSBO.com website. 

Once we were able to start offering free internet advertising at the top of the search engines we decided we would invest in professional signage to help the FSBO market their property.  We have partnered with several great mortgage brokers to be able to provide this service and control the expenses.  The mortgage brokers are also providing Mortgage Brochures for the home owners to assist in their marketing of their properties.

As Realtors, we work with many of the professionals that property sellers frequently need during a real estate transaction.  These include the Title Companies, Insurance, Home Inspections, Photography and Virtual Tour providers, General Contractors, Cleaning Sercices, Staging Companies, and a host of others.  For us it was an easy decision to create a list of resources to provide to prospective FSBO partners.

We also already spend a great deal of time creating market analysis reports on the various areas that we market to.  Having these tools helps us on a day to day basis in providing guideance to our clients interested in buying and selling real estate in our local markets.  This information has also become part of the educational information that we share with FSBO prospects that we build a relationship with.

So how do we make money with the program?

1) Best outcome for us is the Seller sells their home themselves.  When this happens they have agreed to spread the word to others that we helped them sell their home for free!  Easy to understand how this generates phone calls from prospective home owners looking to sell.

2) During the time the home is on the market we provide a Guest Registery to the Home Owner to capture information about the buyer prospects.  We are willing to help the FSBO follow-up on the calls in the FSBO's behalf with the understanding that we will share the prospect information with our Mortgage Partner and also if the prospect is not interested in the property we will try and provide services to the Buyer prospect.

3) Since nationally so few FSBO suceed then we are in a great position to capture the listing if the FSBO decides they need professional assistance.
