What? Talega and Ladera Ranch are now considered cities in the SoCal MLS...

What is up with SoCal MLS changing the search criteria so searches for the Talega area in San Clemente and Ladera Ranch area of Mission Viejo are now considered as a city of their own for search purposes? Those are not cities and it worked the way it was. Is this something we will see more of in the future as their is further integration of MLS's.?

Now, anyone looking on the internet for homes in San Clemente, or homes in Mission Viejo will apparently not see any of the homes for sale in the area of Talega or Ladera Ranch.  How the heck is the consumer supposed to know this?  If I were a seller in either of those two areas, I would not be a happy seller. My internet exposure may have just disappeared to a large percentage of people searching for homes in the real city my home is in.  Many realtors may not even be aware of how this will impact searches on their website, unless they change the cities listed or notify their clients. Now it is more important than ever for a seller to choose the right realtor who can showcase homes for maximum internet exposure and  get your home found on the internet by potential home buyers.

Well, as some would say, it is what it is. Get used to these kind of things happening with the integration of multiple MLS systems into one Mega System. As the second largest MLS in the Country, SoCal MLS now encompasses listings in Orange, Los Angeles, Riverside and San Bernardino Counties in Southern California.

The good news during the transition of making "new" cities that are actually areas, is that internet users can easily still search for homes in either of the "new" cities of Talega in San Clemente at Talega Homes for sale or Ladera Ranch in Mission Viejo at Ladera Ranch Homes for sale  .
